I want to sell my website but How much?

Hey guys I have created my website like 6 months ago. This is my 8th website and the rest of 7 is sold. But I can't decide an asking price for this one. Because it is not generating so much income like others. But it is growing fastly. I'm uncertain about price.

First of all the reason that I'm selling all my websites is to generate some capital for my projects. I don't want to establish English websites any more. Because it is my 4th year in IM and I've generated good money. But in Turkey(my motherland), internet marketing is getting more popular and I don't want to be late to take action. Actually I have 26 projects to launch. Anyway let's talk about the site.

The site is XPCAdvisor.com . I haven't do some real marketing with it because I had little time for this site. The all generated income and visitors are coming from search engines. Here are some stats about the website:

-Hosting and domain name costs me $55 and still have 6 months to go

-The website has 2 premium theme and like 6 premium widgets/plugins which valued nearly $200

-Nearly all content is unique

-The website is receiving nearly 80-90 unique visits per day

-Google PR is 2 and Alexa rating is about 5 millions.

-I'm using Amazon Affiliate program, J&R affiliate Program and adsense to generate income

-The website had generated a total of $285 in first three months and in other months:
.June $350
.July $450
.August $550
They're all profits because I've no costs to maintain this website. Unique visits are low but conversation rate in review pages are as high as %8-10.

-I've 400 subscribers to newsletter and will give their email addresses with the sale

-There are AD credits for Google, Facebook, Yahoo and ADBrite a total of $150

-And website has 300 pages in it

So if it were your website, how much money would you ask for it? Can you please give some real ideas to me? Because I'm really stuck here:confused:

    With a bit of research I came up with this:

    (12 x (Net Income Average)) + 12 x (Unique Visitor Average x Unique Visitor value)) x 1plus the content value = High Value for Website


    (9 x (Net Income Average)) + 9 x (Unique Visitor Average x Unique Visitor value)) x 1plus the content value = Low Value for Website

    Hope this helps a little.

    Thak you for your help but I think this calculation is too expensive for buyers. Because the low value is nearly $6k for XPCAdvisor. I think no one will pay this money. I had set $8k asking price for $3k making site before it takes 2 months to sold.

      where would you sell a site for that much money. I've seen sites on flippa with the same income sell for only 650.00 us.

      From what I've seen sell on Flippa, I don't think $6k is unreasonable for your site.

      ATM, there is XenMoney - Monetize site with Cheap Traffic, SEO Services, Social Networking for sale on Flippa, already 1 bid at $5k (it may not be genuine, of course!)

      I'd snap your site up at around the $4.5 with an income of $500 per month, but I think you would get more like $5.5k to $6k

    Like I said in my main thread, people in my country has just meet with internet marketing and they are really eager to buy websites and I sold it some of them. $8k is not a weird asking price for a $3k income generating website I think. Because it is earning this money in just 3 months and it is a fair trade.

    Will people really buy sites at this price? It seems a bit steep. Where is this market?

        First of all your figures are pretty high in more areas than just asking price of $3k-5k.

        I'm not convinced that your 6 month old site produces that kind of income even if you're lucky enough to continue 10% conversions on 90 visitors per day.

        Second, 6 months of history is not enough to get me to invest $3k. I would need a lot more proof than 6 months of increasing income with the stats you provided.

        Finally, if your site is doing that well, why would you be selling. In other words that's the question a prospective buyer would be asking himself if not you. It doesn't sound like a high maintenance site that requires a lot of time and $350-$500 per month income in the last 6 months should double without much effort within a year if your desire is to just flip it.

        So if you can get $3k, take the money and run... you've found a sucker. You might be lucky to get $2k or $2,500 if your figures are accurate.

    Due to the size of the website, subscriber list and a growing monthly income I'm sure you could fetch $3k or more on a site like Flippa. If you sold it direct or through a broker you could probably get double or triple that.

    If you're going to sell your website, Please check the following:
    History of your site
    Revenue Streams
    Revenue Trends
    Traffic Quality
    Replication Possibilities
    Ease in Maintaining the site
    Accuracy

    If you think the buyer will benefit on those. Then sell it in a good price but also consider the budget of the buyer

    usually you should calculate the average monthly income and multiply it by 10-15 months. depending on how long the site has been monetized.

    First of all XPCAdvisor is not on autopilot. If you go to the website, you can see that I was publishing fresh content and reviews daily. But I stopped it like 20 days ago. because I'm working on my other projects and I don't have time for XPCAdvisor.

    When it comes to the stats yes they are real and I'm receiving that amount of money believe or not. I think this is not a big milestone. Because I have been doing this business for 4 years and generated much more money from my sites.

    As I understand from your suggestions I should sell it for $2k am I right? I was thinking about $800 for asking price. Would it be too low?

    Sounds like a pretty decent site. I've seen most sites sold on flippa average about x10 monthly income. Yours seems to have a bit more going for it than just income, what with newsletter subscribers etc. If listing on flippa though, make sure you include some type of analytical data.

    What you first need to do is decide on a price that you are willing to let it go . Asking a question like this on an open forum will leave you more confused and undecided . What is the sites average income than multiply that by whatever is the business principle be it x 15 or 20 months . That will give you a rough idea . You need to also look at other factors like future potential etc.

    Once you have a price in mind [ remember this is not a precise science , some days you will get more for your site some times less , it just depends on the bidders/ buyers at the time ]

    List it on flippa at a low starting price but place a reserve price around the figure you are comfortable to sell at . If it does not reach your reserve u dont need to sell. If it does reach the reserve , great .

    Hey guys I want to thank all of you for your responses. I decided to set $2k asking price for the website and minimum of $1k. Because when I look at flippa, there are worse website that are asking for higher prices. Let the bidders decide the price
