How much would you pay for this domain?

I've found a potential goldmine and I need some advice!

The domain ranks #2 on google for a keyword that gets over 200,000 local searches/month. The current website has nothing but google ads and has SO MUCH POTENTIAL to make some serious money if it had email capture and also has the potential for a shopfront.

My question is: How much would you offer the current domain owner?

    Depends if it seems to be a company with multiple domains or an individual. Would start low and see what happens. i.e. $50. But before doing that, check the various domain auction sites to make sure its not already for sale.

    Well I've looked into the owner and it appears he has over 100 domains under his name. The thing is they are all pretty crappy in terms of monetization so it's debatable on whether or not he knows the website's true value..
    I actually found a post from him trying to sell it in 2010! So I'm praying he was unsuccessful..

    Play wise, if he suspect that you want it for development you will have to pay high amount

    Could anybody recommend some useful tools in finding out more information about the statistics of the website, e.g. number of backlinks, ad revenue, etc.?

    If you don't know what to offer the website owner, don't make an offer.

    1) Ask if the potential seller is interested in selling the website.
    2) If no, there's a deal to be done. Move on.
    3) If yes, inquire about the revenue the site is generating.
    4) Make an offer by offering a multiple of revenue generated.

    Feel out the potential seller through your correspondence before offering any money. Don't offer a small amount of money as a "starting point" as you make insult the potential seller.

    This is business 101 stuff. It doesn't matter if you're buying and selling used cars or acquiring websites, don't forget about basic closing and negotiation skills.

    Thanks for the advice everyone.

    So I called the guy and found out he wants $10,000 for it. I discussed the current adsense revenue ($100/month but used to be $300/month). I told him that I came into this phone call with $1,000 in mind and judging by the current adsense revenue, that's what it should be valued at.

    The problem is that he knows the potential of the domain name and is selling it at it's potential, but can't be bothered doing anything with it.

    He told me that I needed to do some research and then talk to him.

    The fact is I had done my research and knew that he makes a living selling websites, but he's horrible at monetizing them. EDIT: Sorry, "makes a living" is a little strong. Let's say "generates income" instead.

    Maybe I should propose a joint venture...

      Wrong. If the rev is now $100 a month, then the value is $3600. If the potential (in his mind) is the previous $300 a month rev, then the value is correctly set by him at $10,000. You are thinking of a 12 month valuation basically, but YOU are the one interested in the domain. He isn't trying to sell it to you. So the 36 month valuation applies.

    You should build a website with the domain name.. It will quadruple the price.
