Help with putting a value on a business

Can anyone assist with putting a value on my business?

I've been a Web developer for 15 years and have built up a good client base of around 50 clients at present.

It's currently being run part-time, I have another business, and income is almost all residual, mostly hosting & maintenance. It brings in around $15,000 net p.a. It takes a few hours per month, doing updates, etc.

I own about 20 of my own sites that I am just starting to monetize, hence my presence here!

I own around 50 domain names, some quite valuable.

How would I go putting a price on my business and where would I sell it?

    What exactly is included? 20 built sites + 50 domains is that correct? Also 50 clients, what exactly are you doing for them, and how long have you done business with them; are they on monthly contracts, or do they pay per job needed?

      k, well, I have my own sites, some bringing income from directories, some I am starting to monetize with the help I get from being on this forum.

      Some of the domain names are just parked.

      My clients are those that I have built Web sites for, some I've had for 12-14 years. I manage their Web sites and their domain names, receiving a monthly fee from them. I invoice them for varying periods, some pay annually, some 6-monthly, some 3-monthly.

      Mostly they are in the accommodation provider niche, but there are various niches. mostly in Australia and in regional areas.
