Buying Established Websites For Income?

Hi. Small introduction...I am fairly new here and have spent countless nights researching and learning as much as i can. Im also fairly new to internet marketing but really want to get into it and go far with it. I just recently had my first niche website built by a member on here (camuk). Im just working on getting traffic to it as the only revenue source is Ad Sense on it. Now to my main question.

I would like to purchase an established site but im afraid to do this on my own. Im afraid that most sites on flippa are sites that might crap out after i purchase and might not consistently bring in the cash as advertised. I would love to find a decently priced site which i could actually add more to it in hopes to up the revenue. Most importantly, i dont want it to decrease after i purchase. If i can be guaranteed that a site would keep making money, i would love that. Im trying to learn and teach myself how to make my own sites, but until then i would like to purchase one or two to get the ball rolling. What advice do you guys have for this? Anyone have success with this that can share anything with me? Maybe someone here even has a site that might fit what im looking for.

As a newbie in this, its so hard to get going. I feel every day i am very motivated and the the more i read it either motives me more, or puts me down as i seem to fail with my ideas. That is why i wanted to purchase a site that would make revenue off the bat, i feel it may start to motivate me to understand there is money to be made and i could eventually achieve my goal.

Thanks in advance for any help. Sorry if i rambled off a bit, its 4:30am and passed my bedtime

There is never a guarantee. Conditions change month after month.

If you're buying SEO optimized sites, rankings may go down eventually if you don't build backlinks consistently after purchasing the website.

My advice: If you can't afford to make the risk, then don't do it.

It's okay to buy sites if you can really see that they can make you consistent income. This means that you know how to look at links, offers and markets. Some sites are quite valuable but they cost a good thousand dollars. If you have a very low budget to spend, I suggest you just create your own. I have been burned by site sellers before. It does not feel good to pay for a site that you can easily set up by yourself.

Yes i shouldn't have said "guaranteed" as i know that their are too many variables to say that.

That is what im worried about.

I would not mind spending the extra money now on a site which is actually worth it and is stable, but i understand it might be hard to tell if the site will continue to be stable or not. I was just hoping someone here might have some input on what kind of sites are good and bad when buying sites to keep that make money.

Here's a guest post I did for Flippa on due diligence. You have to be careful buying established sites on Flippa and anywhere, really.

You have to do all the necessary research on the site. A lot of sites on Flippa are brand new sites that seller says will make xxx amount a month. I would steer clear of these site. Look for sites that are more mature, have a product already, or are making an income that you could easily improve.

Or what about reverse engineering?? Find a site that sold on Flippa and reverse engineer what they did! I wrote a blog post about this on my site. If you don't want to risk a buy then create something to sell! Flippa is full of buyers. how about becoming a seller!

Yup...the new sites you said are the ones i was referring too when i said i dont wanna buy a site that would drop in revenue after i purchase. I know a lot of people on flippa make sites and push them up just to sell and then they could decline after.

And yes i am also interested in making and selling them but since i am still new...i have a lot of learning to do. Until i learn more, i was interested in purchasing a more established/mature site while i learn the ropes of making them. I just don't want to get burned on my first website purchase.

        Hey Evolved,

I just sent you a PM.

Personally, I think you're taking a great approach. Too many people get into internet marketing for the quick buck, lose a bunch of money on wasted "shiny stuff", then lose out on what could be.

I think its wise for someone such as yourself to stick to investing if you're really just looking for extra income and can afford to purchase a stable site.

There's really three places you can buy income producing sites:

        1. Direct from sellers

        2. Marketplaces

        3. Brokers

If you buy direct you will usually get the best price as an unsuspecting seller may be willing to part with his site at a lower price. My suggestion is to look for sites in the niches you are passionate about. Then contact the seller to see if he or she is interested in selling.

Marketplaces can be a dubious place, especially if you don't know how to do your due diligence. However, most due diligence is wasted if you only focus on cash flow and money. Just like any deal, you need to read between the lines and look at issues such as maintenance time, traffic sources, monetization, and an exit strategy.

Brokers can be a good option if you are purchasing a site over $25,000. They give you all the "due diligence" materials, however, be aware that they most often work for the seller, NOT you. Therefore, you are on your own to purchase the site, which can put you in a precarious position. Moreoever, brokers are looking to get 2-3x yearly Net Income.

So, you've got some good options ahead of you. Personally, if I was to start over, I would have started off as an investor instead of chasing my tale trying to learn every new "technique" that came my way.

        Be blessed in your investing!

I would never buy an Website that gets traffic from SEO only as each update can hurt your website so better buy an established site that has also other sources of traffic.

There is no way you can expect the amount of earning right after buying the site. There are so many things depends to get adsense earning consistently. There are too much risk involved. You will need a curator for your site.

I understand there is work involved with maintaining the site and keeping it ranked to get revenue. But for an established site that has visitors, you still say you would need a professional to manage the site? It seems it could be done yourself if you start to learn how (as in its not as bad as you need to pay someone to run it for you). Are you saying most sites on flippa...after you buy them, the monthly revenue will drop?
