Domain Flipping - Email to use?

Hi,

I have been reading Gene Pimentel's Domain Flipping Success Report and I now have two domains that are on Googles front page for my desired keyword.

There is not enough Adword advertisers, so I have decided that I will offer the domain to people that I find in the organic searches, but I do not know what to write in the proposal email?

Can someone please help me create a email that will be able to get these people to take action and put a offer on the domain?
