Flipping A Content Site?

I have a question for anyone who flips here. Lets say I create a 12-15 page content site where each page targets a longtail keyword. How much would a site like this flip for in a big niche?

Im talking about a new site and each page has appx: 300 words each. Just curious

A brand new site with no traffic?

Depending on the buyers who happen to be online when you list it and the competing "inventory" I would say you could get anywhere from $150 to $250 with about a 50% chance of it selling the first time you list.

Of course, it depends on how pretty the site is and how many pics you have etc....

I have found the key is of course, finding the niche to sell it to. Think outside the box, meaning outside the forum too!
try niche discussion boards and so on. I just sold a domain name I bought for 14.00 for 150.00, I took the initiative and contacted someone I thought could use it, so don't be afraid to offer it to several people. This has worked for me 4 times.
SO as Lee said, make sure the site is pretty,the content is clean, and happy selling!

Depends on the niche, the amount of traffic, the possibilities of monetization: you can only sell any value by analyzing it first.

But a decently built niche site with decent traffic and decent monetization shouldn't go for any less than $300. Any decent work should be paid decently.

really depends on the niche and the market. You know... you have to appeal to the people that are going to be buying the site and they care about easy and profitable. I am sure you know that, but I just wanted to kinda just mention it.

BrainDance that is something I do as well with domain names. I get niche domain names then contacts with the right people and sell them. I actually have a person that does this for me on a fulltime basis. This works very well.

if its a unique content site with some popular niche which gets monthly searches in thousands atleast, i can see it selling for 200 - 250 USD easily but it also depends on how you project your site to prospective buyers.

It depends on what the buyer will pay (doh). What you WILL find is that the more pages you have, the more unique content you have, and the better listings you've got, the more you'll make. Put it on autopilot, let it get to a hundred posts or more, then flip it.

I agree with the rest of the guys and gals that without all the specifics of your particular niche and looking at the quality of your site and articles, it's hard to tell ....

A simple site where the content is unique and that's all you have to base your valuation on, then prospective buyers are simply buying your website domain name, the website design or template and your articles ...

You could be looking at anywhere from $100 to $150 max assuming that you're using an ordinary domain name and a simple content website or free WP template. A fairly quick and rough way to work it out is estimating it at $10 an article though personally, I would increase the number of words per article from 300 to 400 words.

Additionally, if you are prepared to do a little more work on the site, get the site ranked well in Google and start getting some organic traffic to the site, add some AdSense ads to the site, submit articles and promote the site until you're starting to make a little money from it (even just $10 a month) ...

Then all of a sudden you have a few more things going for the site and you can look to make double the amount you would have received for just the site and content. I would estimate that you could easily earn anything from $200 - $300 for the site with a fairly little previous earnings history.

Just as an example, I've sold fairly simple content sites for up to 37x earnings ... I had a site which was earning $8 per month in AdSense revenue and it sold for $297.

As someone who used to flip sites (still do occasionally) I would say that a site like that could fetch $100 in the current climate (assuming no traffic).

Get a bit of traffic and you could be looking at $200, especially if it is organic search engine traffic.

Also, try to get some earnings going so you have some proof to show people. Finally, sell on SitePoint - it's the only place you'll get a good price.

On a more realistic side, I think it would be safe to say around $100. But then again, as others have said, it depends on the niche, web design, etc.

I'm assuming that the site you want to build is a new domain. I'd also suggest that you look in the goDaddy (or other registrar) auction section to try and get a domain cheap that has some age to it. Since you're building a site to sell, it's much faster and easier to build a site that is older. Also the more PR the higher the price you can get for it.

I pretty much agree with what most of you are saying although actually putting a figure on it is like asking how long is a piece of string. The old adage it is only worth what someone will pay for it.

The biggest factor I would look at if i was considering buying a website or blog would be potential future earnings. In other words the niche. As an exaggerated example I would pay more for a blog about foreclosures than I would one about underwater crochet. Like I said an exaggerated example.

But if you are going into the flipping business then choosing your niche, product, keywords etc is every bit as important as the content and look of the site itself
