Question - How much would my website be worth?

I have an adsense website that I made around may 2011 , I had about 20 unique articles written for it and completely optimized it for adsense , It is a very clean site in a niche that helps people and I had big plans for it because the niche has monster potential , and still has monster potential.

The thing is after a month of working on it , I got into some other projects and I just let it sit there ever since and forgot about it :-(

So obviously , it dropped down the rankings and everything because of me not maintaining it nor posting any new articles.

But Okay , Let me just get to the point though that will help hopefully determine what it's worth , The highest month was July 2011 at $90.00.

Ever since I abandoned it , it still averages $1 daily which isn't bad for not touching it in so long and not doing hardly ANY link building or anything.

So basically it is ranking purely off on-site SEO , I think this website has the potential to earn at least $50 daily after a solid 3-6 month campaign dedicated to growing this website considering the amount of relevant keywords to dominate in this niche.

With all that being said , How much would you price a website like this at ?

The domain is a .ORG with the main keyword inside , everything is SEO optimized.

Any tips or info would be greatly appreciated ;-)

    Its worth whatever someone is willing to pay for it. I have heard you take your monthly income times 24 months or 2 years to get à rough estimate.

    Someone correct me if I am wrong...

      This isn't true unless you're looking at junk sites on Flippa all the time.

      @ OP - if you're making around $30/month you'd probably expect around $700 on Flippa as those buyers will overpay for an Adsense site. Too small for a broker to look at.

      That's affiliate websites, not Adsense. Adsense websites can sell for up to 24-36 times the monthly income. I recently sold an Adsense site making approximately $1 a day and I got just under $800 for it. If I sold an affiliate site making the same amount I'd have been lucky to get $250.

        Thank you , I listed the site on Flippa , so if someone offers me somewhere around $500 I probably will take it.

    AdSense websites are highly rated on flipps and you can expect it to sell at around $200-400 if you have established flippa account with all possible verification and if you put verified AdSense report as well as Google Analytics.

    The problem about your website is that people will see that it is declining but people like to see upward mowing trends.

    Usually buyers on flippa don't care much about domain name but they are looking for PageRank, age, traffic and income.

    Good luck in selling your website but make sure you provide honest description and detailed analytics to make sure you are trusted seller.

    This is how bad the market is. Not all websites end up selling for 1 year worth revenue. And 1-2 years profit is only heard of for 100% passive websites and is still on the higher side.

      The market isn't bad at all. It's not quite at 2007 levels, but most brokers will tell you they are doing pretty well right now. I know most people look at Flippa - but the "sold" listings over there really aren't a great measure of the market as a whole.

      I don't know where you are getting your information from, but it's not accurate. You don't need to have a passive site to sell for over 1 year's net profit. In the last month, we brokered around $1.2m in deals and none of those sites went for under 1 year of profit.

    There are average sites, good sites, and very good sites. If its a made-for-adsense site, I wouldn't regard that as quality as you will likely struggle to make much of it besides generating some revenue through adsense. And made for adsense generally see a drop in cost per click over time as advertisers exclude it from their list of sites to expose their ads on. However, if the content is of good quality and a good niche, the potential increases.
