Can I actually sell my membership site? Flippa says it can be sold for $10k!

I was wondering if anyone has had any experience selling websites on Flippa?
Running low on money and I thought I would check out the valuation tool Flippa provides to estimate how much a site can be sold for.
Came out to a solid $10k!
This is a free membership site with 150+ pages of content, active members, referral programs, a Facebook page, etc
So question is.... Can a site like this be sold for that amount? Anyone done well selling their website before?
I can imagine if it is bought by a 'big dog' they could easily make that money back in a few weeks from affiliate promotions... everything is perfectly set up. Took me months of constant additions and tweaking!
Any advice will be nice.
