How much is my website worth?

I just wondering how much will my website sell for?
the website has been live for over 4 years, it is PR1 (but was PR2) it has over 2800+ backlinks. Daily traffic is around 30 visitors a day. revuew for the past 4 years has been over $2800 ($700/year)

So if I where to sell this website how much will I get for it?

    For a smaller website like that, I would value it at 1 years worth of revenue (or thereabouts)
