301 direct or transfer domain

Hi Guys,

Looking for some advice, hope someone can help.

I currently have a website which is html which ranks well in the Google searches. However, the site was managed by someone else who no longer has the time to manage it for me. I now want to be able to manage it myself but I do not know how to program with html but can use Hostgator content management.

So, my question is:

Do I?

1. Build a new website with Hostgator and then transfer the hosting/domain to hostgator? My concern is, if this is done wrong I will lose a lot of my Google searches.

2. Leave the site as it is then build a new site with Hostgator and then do 301 redirects to new website?

3. Leave the sites as it is and then build anchor text links in the original site that sends our customers to our new site.

Or maybe something more simple or a better idea from you guys?
