website rental question

I'm confused about website rental maybe someone can explain. If I build a generic website for a certain niche and get it to rank well, then I contact local businesses and rent it to them so they can benefit from the ranking and hopefully increase their revenue.

My question is, once they rent the site, if I ranked it using articles and such from their niche, am I just changing the header name on the site and adding their information? Won't that cause me to lose some rank? What if they don't want the articles? I'm confused at how it works and looks. Any help would be great.

If anyone can show me a site example, that would be awesome! Thanks!

      Then how are you able to rent the site, and make it unique to their business? Or am I missing something in the concept of site rental?
