How to prepare for selling my first website

Hello Everyone!

Please excuse any of my mistakes as I am a brand new member here and this is my first post, so I'll try to make this as short as possible!

I have recently been considering selling my first site after 6 months of creating, with that being said I am now trying to prepare for the best outcome possible (anything over 10k). After doing some research I have come to the conclusion that 3 important factors when looking to sell for this price from comparing other sites statistics similar to my site.
  1. Proper Backlinks (atleast 500)
  2. Good Content
  3. Page Views (atleast 1500 a day)

The problem I have is that I cannot actually find anything that close to my site, however I am building the above as close as possible. If not try to even surpass these numbers.

So my question is this, can you please please let me know all areas that need to be assessed and focused on other than the above.

My site is an "up and coming" community that offers Live Chat, Blogging, Advertising all kinds of links, step by step courses for Affiliate Marketing strategies, and the sort of "Earn While You Learn" atmosphere.

There is a lot more its to much to list so again with all that being said, any advice you have for helping me achieve the highest potential when the time comes to make the sale or put up in an auction would be HIGHLY appreciated!

I also think think any answers would help a lot more people out there other than me due to the some what lack of information on the subject. (At least to help get into more depth than whats provided).

    No I have never heard of the appraising other than the unreliable sites that offer a quick one, they don't seem legit enough though. May I ask how I go about finding a proper one and what the process is like?

    try to achieve the stats you have sited or even surpass the numbers, when you have done this it is much easier to sell your site. Another thing, talk to your close friends that has an inclination to blog but doesn't own a website, he might buy it from you.

    If that's the site in your signature then... It doesn't have 500 backlinks, maybe 3. Sorry if I'm misjudging you.

    How much does your site generate revenue? This is by far the most important thing while selling a site.

      How did you know how much backlinks he has? Even by approx?

    Site looks fine, however, going through some of the links, I've spotted a couple of typo's, go over it with a fine tooth comb.

    Things I look for when purchasing a website:

    1. Revenue (Amount + Profit)
    2. Traffic (Amount + Source)
    3. Sustainability/Improvement opportunities

    You should look at sites that have a similar number of unique visitors and income. I doubt many people who buy sites for 10k+ worry about the number of backlinks.

    • my site doesn't make anything yet, but has an open option for membership fee for all the training and live chat. I haven't decided if I should charge yet, other than that it has Adsense and amazon associates, plus a couple affiliate links that are in the courses to follow.

      But haven't made anything through links, my vision is for membership fee but I would like to leave that open do the buyer - good or bad choice lol?

      Can I not make much from selling if I don't have revenue ?
