I have a product I can't sell - ?!?! Should I put it on CB?

It has the answers to real estate agent's problems right now.

It's a 6 hour Couse on DVD... Real Estate Rocket Fuel - Real Estate Marketing for the 21st Century...and Beyond. It was recorded in front of a live audience with a professional film crew.

It's basically a IM course for agents that shows them how to use all of the free IM tools available to drive traffic and capture leads and then follow-up with them.

I have a blog that I have been attempting to promote it on with limited success (sold about 50 of the courses).

I'm looking to partner with a warrior who can do a couple of things for me and then we can sell this thing as a jv if you will.

1) work up a better squeeze page
2) figure out how to get real estate agents to look at it without using any form of "direct mail"

I have a sales process of sorts set up and I get about 5% conversion - not bad.

I guess it's the keyword research and the landing page I need the most help with. Maybe it's the SEO...

The target market in the US is about 1.2 million with 6 times that worldwide. But I'm having a heck of a time trying to figure out what real estate agents would search on.

Any ideas, suggestions, comments, or PM's welcome. I need some help getting this thing out there....

    Well I have noticed alot of Real estate agents have been switching to MLM. I have a few that have came to me asking how to make money. So maybe you could have it focus on how they can make some money. But have it to where they would be a part of your team? I dont know. Or you could do SEO if you are good with that. I like doing SEO, and if you need some help let me know.

    Thanks Avenuegirl,

    I have an account there, have almost 1,000 friends - mostly agents - and have 2 groups set up for it and regularly ask people to join the groups or at least check them out.

    So far it has resulted in 2 or 3 sales. I was thinking of a more constant lead generation/traffic stream.

    That's the problem I've been having. I can do a post on FB and it'll get me 2 or 3 signups and then it stops.

    I also post to other large agent groups.

    Any other help?

    If this is your own product - not someone else's CB product - you could look into holding a free seminar for RE agents. From my short stint as a RE agent I went to numerous seminars and every one of them sold a book or course at the end. I think starting at Toastmasters would be an idea. Having said that I noticed someone on Twitter was also trying to get a list going.

      It's my own product that I produced from a sold out seminar I did - it wasn't free. I charged for it - and then sold the DVD's at the end :-)

      I only have a limited market where I am - only about 2700 - and can only do the seminar about every 6 months.

      That's not enough to pay the bills but a good idea anyway.

        How about a good ol' fashioned road-trip? Just organise a few venues around your state(s) and do a seminar at one each month.

    Can you share the website address of your product with us? Maybe we can suggest some changes to your sales/squeeze page that could improve the effectiveness.

    Also, do you have an affiliate program? Have you tried actively seeking out affiliates to promote it for you?

      You can just do a search on real estate rocket fuel and it should come up #1

      No affiliate program at this time - plus it's a hardcopy product - 6 hours of it. I guess I could rip all the DVD's and put up 5 pages of video and sell it as a digital product?

    So maybe I should make it digital? Put it on CB... approach all of the RE Marketing sites already selling stuff... see if they want to JV in a launch?

    Think that would work?

    Of course, many of the so called IM real estate guru's are busy selling their own stuff.

    Any other ideas or offers to help?

    Another great way to get people signed up and selling your course would be to contact title companies in medium or large cities. Offer to do a free teleseminar for their clients i.e. RE agents. I seriously doubt you'll be able to pitch at the end. But you could offer a free recording of it at your site and direct them to a squeeze page.

    I am constantly getting stuff from the title companies. The most recent one about Twitter. They are always trying to do value added stuff. If I were you I would check that avenue out.

  • You can set up your own affiliate program and see if others can sell it. You can try CB. You can also put together the first volume in downloadable format and mail an invite to all your social networking friends to download the first volume free.

    Then off them a special discount for purchasing the remaining volumes. Put a time to take action on the deal.

    People tend to want to own things more when they see the value of what they might be missing.

      You know, realtors are having their a**es kicked by the Internet and growing FSBO market. Can you position the product to counter that?

      What about licensing the course as an educational piece? Rather than trying to reach agents for individual sale, get in touch with the real estate boards. See if you can have the course accredited and then agents can choose it as part of their mandatory ongoing education credits. Then - you license the course to the boards.

      Same concept - without the accreditation angle - license the course to the brokers - who have a vested interest in having their agents do well.

      Make the license good for a time-period, with regular updates - and license renewals.

      Or see if you can license it to NAR or advertise on their agent websites - all the associations have private sites for their agents.

    CB only handles downloadable products, so you can rule them out, unless you produce a version you can download.

    Another one I forgot to mention is that there are a ton of industry mags that are desperate for solid articles. Take your 15 ways to generate leads online, break it up into 5 articles with discussions of 3 different ways your bio at the end and voila.

    You also maybe able to license it to NAR and get royalties from everyone they sell.

      Have a small report that you sell digitally using a sales letter/mini-site format. Right now you have it on a blog. I looked and I was quickly confused what your site was all about and I moved on. Didn't even notice you were selling anything.

      So I would suggest you start with one small report to get them in the door then you can sell them your DVD course as upsell as well as in your report.
