How and for how much should I sell site ranking 1st page of Google.

Hi everyone,

I've never sold a website before so I don't know what I'm doing at all.

First of all I'll share some info about the site.

It's ranking 6th for it's main keyword and on the first and second pages for other long tail keywords as well.

My analytics wasn't working the first few weeks, but since July 11th it's had 820 unique visitors.

I'm monetizing it with adsense and amazon. I feel that if someone could rank the site to #1 and do some ad testing it could perform fairly well. The current CTR for adsense is 2.14 and for amazon it is 2.70.

It's ranked #6 and I have done virtually no backlinking.

Anyways, if you guys need any more info I'll provide it!

I'm a total newb to this so I need some help with every aspect...I'm not looking to get a lot from the site as I just want to get rid of it.

      Well, it's made $14ish on amazon in the past month and $11ish. So not that much...so you're saying I could sell it for $250?

          Sell it based on the income, not the search ranking. That ranking could vanish tomorrow, and if that's the basis for valuation, it will take the site's value with it.

    Depends on a lot of factors. Most, if not all, buyers will want to know how much the site earns. I used to flip websites and that's always the first question a potential buyer will ask.

    You'd be MUCH better off getting it ranked #1 first, and then either selling the site or renting it out. 6th is ok but will get very few clicks.

    Most of us buy a website based on the income it produces times 10. I was offered 18 times monthly income on sites earning over $4K a month in the past.

    I recently bought a very good WSO on flipping websites based mostly on potential and a good aged domain name. Selling these were not based on income.

    As it is now you might not get up to $100 for it, what am i going to do with $14ish and $11ish a month. Put yourself in the shoes of the buyers.

    I suggest you add more keywords and rank them in the top 3 position.

    And buyers always love to see a long history of site performance before concurring.

    A site that is ranking high in Google will command more than a site that has no ranking. However, a site is worth a lot more to a buyer if it is actually making money.

    It just depends on the buyer. A site is worth whatever a buyer is willing to pay for it. If you do list it, just put down your resever price. This will prevent you from having to sell it if it does not reach your reserve.

      I've bought several websites. As a general guideline :

      An established website that makes money is most usually valued at 8-10x monthly income.

      but...

      The domain name itself can also add to that value if it is a good one.

      If the site gets a good amount of traffic you might be able to establish a higher sales price based on the ppc costs for the keyword(s) you rank for (assuming they are the sorts of keywords that people would want to pay per click for).

        It's a DIY software site.

        I guess I was wrong in my thinking - I thought that maybe since all there is needed is a little bit of work for someone who knows what they're doing to get to the top spot that it might be worth something.

        But what do I know:p

        Maybe I'll try and experiment with it a bit and see if I can get it to #1
