How to market something like this?

Hey guys, when I lived in WI, I helped my friend with leasing out the apartments. She had one complex 35% empty and another was exactly 50% empty.

In less than 2 months, both were full with the power of local Internet Marketing.

So, now I want to write an ebook on how to get get clients for apartment complexes (lessees) very fast and for free.

But here is a problem: when I go to Keyword Planner, I can't find any keywords on "Apartment complex marketing" or anything of that sort.

It seems like I have no precision to reach apartment complex owners and managers online.

Are there are any ideas on what can be done?

I am also thinking direct mail but that's like at least $0.50 per mailed piece.

Also, if anyone did direct mail, with something like this, whom do you approach? The office manager or the owner of the complex? Who would make the purchasing decision?

    Consider working through property management companies, which may have responsibility for managing/marketing for several apartment complexes.

      Interesting idea... Something for the future... Right now I would prefer to do, if I can, more of direct response advertising. This is the first time I can't find demand in Google Planner based on keywords.

    What keywords did you use before when you helped your friend?
    I am assuming you need keywords to intergrate into the book. Or do you mean for your book marketing efforts?
    While keywords in an ebook are important, good value information is even better. You would already know a lot of keywords in this area.
    Precision may be good if you can do it, but if not, you may need to fly by the seat of your pants....use your gut instinct...forget thekeyword planner if you can't find the 'right' keywords and use some that you think apartment complex owners would use.

      No, I am keywords for the BOOK. When we marketed apartments, we didn't use any keyword strategy.

      In other words, if I have an ebook written on how to get tons of fresh apartment residents for free, how would I market it? I just don't see any keyword-based demand for it in Google Planner.

    I want to position myself as "go to" guy when you need to fill your complex with residents.
