Internet marketing for real estate niche

Hi Guys,

I am planning to start webdesign and online marketing services for the real estate niche.

I am well versed with internet marketing practices, like conversion optimization, SEO, etc.

But I am not too sure how to best help people in real estate niche from internet marketing, is there any course or blog out there that deals with this?

I know it is like any other niche, but some specific info is always helpful, for example should I suggest them to get a squeeze page and drive traffic to that, or should I suggest a full fledged and seo optimized website or something else?

I think fully optimized SEO site will be more helpful than squeeze page. I don't think many people would be interested in optin, people would be searching real estate sites on Google and your client site needs to appear there in top searches.

I'm seeing more and more real estate companies, big and small, get all over social media. Facebook especially. I think they've done their homework and realize their audience is using FB several times daily.
Would recommend you include that in your platform.

Look in the Offline Forum and you will find lots of info.

There is also this WSO with resources to get Real Estate marketing clients. It has ideas for services too.

It looks pretty good for what you want to do. The free ebook 'educates' your prospects on the value of mobile marketing and video virtual tours.

Look in the Offline forum for details on how market to Real Estate agents and other services to offer.

I think it depends on if your clients are looking for leads or just want a website to showcase their current listings. I've seen a lot of "homemade" real estate websites that are outdated and just have one or two unappealing listings on them. You could do pretty well by selling them updated websites that auto-update with listings in the area, are connected with social media, and have a promo video or two on them.

I've been around real estate for a while and the new trend is definitely mobile.

Any product or service you can bring the realtor should have a Mobile component.
More home shoppers are using mobile to search than ever before and it is only going to grow more prevalent.

Hi, I am going to give you a golden nugget here

    Drum roll please....

QR Codes and mobile marketing. Here is what you offer.

Do them a QR code that they can put on their signs advertising etc and when scanned the code takes the user to mobile optimized site with a video demo of the property and then under the video there is a click to call button and contact form. This way the potential customers actually gets to see a virtual walk round of the property BOOM!

Also you can take this further, as you now already have videos done for each property you might as well set up a Youtube channel for them and set about ranking the videos in Google for the local terms people will be searching for ie "property for sale in ....." "4 bedroomed house in ..." etc. and charge them per lead or a monthly fee.

I have been in the real estate business for years and there is only one thing that matters to real estate agents; making sales, which means getting them leads who want to buy.

They don't want to know the specifics, they just want results. If you can supply that consistently you can name your price (and talk to me too ).

If you don't know how to do this and you can't prove that you can do this, then you either should get out of the business or else spend your own money and work out how to do it.

Being able to get feedback from a real estate blog's audience is very important. So, in addition to the typical things you would do for any blog or site, (such as SEO and social media interaction), be sure the site visitor can leave comments, interact on a built in forum, or chat box; talk with a live rep on site through live chat, etc. Don't just stick a chat box on the site, be sure to detail why the person should take time to talk to someone there. For instance, you might explain how they can talk to a real estate broker live about current listings in a specific city.

Why don't you ask them what they feel is missing from there online efforts and them implement it for them?

You seem pretty well versed in the basics of internet marketing. So, I'm not sure why your asking Internet marketers what real estate professionals need.

It seems like you should be asking the real estate professionals what they need. Am I missing something?

Real estate is a Trillion dollar market not a niche. You can't cover it all. Rehabbing fixer properties is a niche. First time homebuyers is a niche, etc.

The first thing you have to figure out is what actual niche you are going to serve in the massive real estate market.

You need to define your real estate niche a lot more... Apartment rentals versus home purchases are two very different areas. They need to focus on their customers in different ways. Furthermore, within each of these two broad areas there is need to break it down beyond that.

Pintrest is very up and coming in this market and there is a lot of potential in optimizing that for them. Either way, both sides of the coin want to build relationships both with customers and prospects as well as their surrounding communities.

Take some time going to real estate companies or property management companies and finding out what their greatest needs are.

Here is my two cents on real estate. Hope it helps. As a real estate broker, I get a million emails and a million calls a year trying to sell me something. Usually, it is nothing useful. When someone tries to sell me leads, I think to myself, if the leads were that good, they would do a referral and get a referral fee which is 100 times more than buying leads. The other item people try to sell me is listings on their directory of agents which doesn't work because I get a listing for being a Realtor on their website.

As a broker, if I was looking for a product. I would look for something like the following:
-Internet marketing for Real Estate Brokers (most brokers buy cookie cutter sites sold by companies that have a contract with the MLS system because you need your site to be connected to the MLS system in order for it to be effective.)
-Listing Presentation for Brokers: Effective Communicating Skills for landing that next big listing
    -Lead generator systems.

Like I said. This is my two cents as a real estate broker for the last 10 years. Hope it helps.
