So, I've had the idea to do a big project in the near future for a while. So here it is...

"The University of Property"

An online education portal, which will teach 'students' how to be successful in property investing, being a landlord, property letting, starting a property management company, and more...

So, what do you think?

It's going to be a MASSIVE collection of things which will take me months to put together.

I'm thinking of a one off price of $97. What do you think?

    Topic is great. If it's truly going to be a massive undertaking, I'd open it up to a monthly membership of some sort at least.
    That, and combine it with a 2 or 3 tier pricing structure:
    Bronze - 1 time access to the info
    Silver - unlimited access and 2 personal coaching sessions
    Gold - unlimited access and monthly coaching

      I had originally planned to make it a monthly membership site. However, I'm wary to take on such a big role, considering it's already a rather big undertaking.

      The original plan was to lay it out like an actual university, and have "modules" and semesters", so they get a new semester with a couple new modules every month or whatever.

      I think if I were to do such a large undertaking, I'd have to take on a co-owner to help me with everything

    Wow, amazing timing, I actually just listened to a podcast this morning about a guy who did exactly that! He was a schoolteacher who started a website to teach people about investing in property, and now he runs a $1m+ business.       Took a look at the site. That's obviously a lot "bigger" than I plan. I'm aiming at a community of MAXIMUM 1,000 people.

      I was thinking of a $14.99 monthly membership cost.

      On first "release" I was hoping to achieve 50-100 members. Then slowly build it up to 500+ over a year which includes several re-releases.

    seems cool. I'd do a monthly subscription type of thing and figure out what you can throw in the course to get people paying like $15-30/month

    Do a video course and sell it on Udemy - you can add text manuals and reports too but video is the main teaching platform there.

    By the looks of it nobody has done that sort of course yet.

      I was going to do "video lectures" as opposed to eBooks or whatever. My plan was to do powerpoints with my voice speaking/lecturing over the top of them.

    Udemy.com is definitely quite an interesting concept. I've just got to figure out how I could combine it with affiliates, and membership etc.

    I'm not planning for a release until June 1st. So there's plenty of time to work things out anyway

      I don't want to try and shoot down your idea, but you yourself said it right above... you are worried about putting in MONTHS of work only to realize that no one cares...

      Additionally, just because you 'advertise' it, most certainly does not mean that you will be able to easily fill up your membership.

      Here is a little piece of advice.

      Instead of spending months building out this behemoth of a site and then figuring out that it doesn't work, why not get paid to build your site out?

      Much less risk, you can start generating cash quickly, and you can see which of your 'modules' are most in demand...

      How to do that?

      Create an info product around each of your categories.

      Niche down deep, and create small 15-25 page reports that deal with ONE subset of real estate management at a time.

      Once you have a few of these smaller, more specialized products that are successful, you will have a much better idea of what will work best to attract members to a larger membership site!

      You can then start up your membership site knowing exactly what your niche likes and what they will pay for. Additionally, you will have some proof, feedback and testimonials to back up your membership site claims and a better reason that people should be paying a monthly fee for your content.

      This is what I suggest instead of running out and installing the latest membership plugins and sitting down and trying to knock out 400 pages of hard core content.

      Not only will you probably get burned out before you finish, by taking things in smaller, bite-sized chunks, you will realize that there is much more to successfully selling a product that just creating it.

      Small steps will give you lots of practice in all facets of what it takes to successfully launch info products.

      I'm also aiming to have a minimum of 5 on-topic blogs which are willing to be "affiliates" as well.

    A membership site doesn't have to mean lots of on-going work. Once you've got all of your content put together, you drip feed it monthly to your subscribers. There are plenty of membership scripts out there, or you can even simply email members monthly a link to that month's content.
