Mortgage Lead Generation

Hi guys ... any with experience in mortgage lead generation in the United states (or else where for that matter?) I searched around for a couple of days and couldn't find anything "good" .. most lead gen sites appear outdated and out of service .. suggests that the space is hard to get into possibly? Or Mortgage leads are best based on referrals vs. online?

any and all thoughts are welcome... thanks!

    There are a bunch of groups on Linkedin and on Facebook that talk about that...

    If you need mortgage leads for yourself it might be a good idea to generate them yourself. It's not too difficult.

    It is a good idea if you actually went out and generated the leads yourself.

    If there are people in Google and Yahoo doing searches for this every month then you need to get your website/link up there to get their names and emails.

    You can do this in multiple ways both online and offline. Looking at the online methods
    here are a few:

    Guest blog posts
    Articles
    Website/blog with topics your leads are actively interested in
    CPC campaigns (could be expensive in your market)
    Social media, especially Facebook ads

    You need to be creative with this market. All the typical "lists" have been pounded. Sites that say they get leads probably get little traffic. Hundreds of thousands of sites in this market. Only guarantee for traffic and leads imo is paid. Expensive but if u target ur keywords to very specific loan/geographic/types of terms, it may not be that bad. u have to consider what each lead is worth and ur likelyhood of selling each one and calculate a system/budget accordingly. But on ur own is best. And yes, I have had to go this route for insurance based leads in the past. Also had a site for mortgage leads.

    Yes... I have done seo work with mortgage related sites in the past, depending where you are located in the country and how competitive it is for your area, you may come up nicely for your key terms locally for your area, but you need to know how to do keyword research and identify the keywords.

    You have to know what you are doing though. There are few steps you have to take, starting with keyword research, looking at how competitive are the keywords, selecting first the ones that you could come for easier with some work, doing onpage and offpage seo to your site to help it come up, adding content that has been seo optimized.

    It is harder then before to come up, you could up quickly with what is called blackhat seo but you are manipulating the search engines and google does not like that and will penalize you when they catch up so it is short lived kind of stuff and not worth it in my opinion , with all the google algorithm updates with panda and penguin stuff it is harder now to come up ranking in the search engines, then before it just means you can not spam google like people were doing, the game has changed and has become harder, but for those that just follow the rules and patient you will beat your competitors whom are not patient and just go for the wrong of seo help that gets them into trouble, ran when someone tells you they guarantee you 1st page rankings, if they say this they are trying to take your money, no such thing as guarantee, the reputable seo company will never tell you this, since they know it come and bite them in their butt, since they can not control what new algorithms google may implement into their search engines and now your site which was ranking on 1st page drops to 10th page , etcccc

    PPC...is fast for generating leads and if you have the money this is the way to go and Seo takes a while to start getting them, but if you can do seo it is free leads coming in.

    Local Seo ...has other parts to it that are well guarded for people in the know and don't want you to know about.

    You can call different seo companies and consult with them for free and you can learn a lot just by calling them and asking them questions about optimizing your site and could they give you a proposal and projections of how difficult and how long will it take to rank for certain keywords, of course you save money because if you were to schedule a consultation with a Seo Consultant you would have to pay him/her to get your questions answered, so you could learn a lot just by calling seo companies and asking your questions, not everything will be revealed but you could learn by calling them.

    Actually it is worth hiring a seo consultant that you can ask your questions too, since you can save money in the long run, so before you hire a seo company recommend hiring a seo consultant so that you know what you are dealing with and the seo companies can not take you for a fool, if they try to do so !

    This means you have to educate yourself at least a little on seo before you give your work to any SEO Company, so you understand what it is they are doing and what they are not doing right.

      You didn't specify whether you wanted the leads for yourself, or if you were interested in entering this field as a marketer. If you will be a lead gen marketer, have you considered a series of screen capture videos for Youtube? If the business is local you can add a geotag.

        We need traffic/leads for client business. Geotag is already added for website.

    Having sold mortgages for many years and worked online for even more years I could spout a lot of facts that may or may not be relevant today. The fact is the best results I've ever seen is when you offer a financial incentive to get people in.
    Here in Australia they all charge an application fee which is a total con trick because you do all the application work, so when we agreed to sell mortgages for a bank or other financial institution we demanded zero application fee's which we they usually agreed to. The we'd advertise something like $600 application fee scrapped for the month of.......................................
    This line always worked well.

    If you are looking mortgage leads for your self then you can buy live transfers from call center. Which will convert to you better.

      True. You could also buy web leads. Depending on your coverage, you can oftentimes get web leads at low costs if you can provide service (or re-sell) to a coverage area that your seller cannot cover.
