Hi, I have a duplex that I am trying to sell on line, instead of just having a real estate agent list it on the MLS, put a sign out front and do a few open houses. Actually, since I am going to buy it, fix it up, put tenants in it and then flip it, I would really like to sell it without putting a sign out front at all since the tenants will be just moving in. My question would be how best to do this. Can I: 1. Do this on my own (I have taken a copywriting course or two, but have not had enough practice to say I do it well - I have no website design experience) 2. Hire someone in web design and/or copywriting that could also teach me the ropes or work with me on future real estate purchases. 3. Turn this over to a web designer and copywriter fully. Can I have them work on spec (get paid when the property sells?) I don't have a huge budget for this. Basically I am trying to figure out the best way to market the property on line. Any suggestions/books/websites/services would be great! Thanks for the help. Thanks. |

Here's what I would do. Don't worry about a website, or a bunch of fancy copy. Get a cute and spunky girl to do a tour of the house and film it with a Flip Video (or a better camera if you have one). Have her go through each room of the home, and explain a bit about it. Also, make a quick slide show of all the bonuses to living in that neighborhood. ie... Schools, Stores, Eateries, Activities, Outdoors things, parks, etc etc etc. Put that bad boy on Youtube, and all the other video sites, and put it up onto a simple website with your phone number. |

Jason, Awesome...Thanks for the advice. That sounds a lot easier than doing a whole website/copywriting thing. Could I ask what is a 'Flip Video' and also if you have a list of websites besides youtube to post the video on? Thanks again. |

I'm a real estate investor in Florida and have done EXACTLY what Jason has suggested. It works great! I just wanted to add one extra point - Be sure to put a link to the video on craigslist.com and zillow.com with contact details as well.

Eric, Thanks for the offer of assistance. I received your PM but do not have enough posts to reply to you. So I will reply in the forum. Hope that is OK? How should this work? Would I get in contact with you after I rehab the duplex so I can shoot some video? Or should we work on building a website as I do the rehab? What I would really like is for someone to help teach me the tricks of the trade for doing some basic web design myself, but also get assistance for more complicated stuff. Thanks, Hal |
