Hi Guys, I'm helping my Dad sell his house on the Sunshine Coast without agents. I've been doing some research, but thought that perhaps you might know the best site to register with to do a DIY house sale. Any feedback would be extremely helpful, Kind Regards, Dale |

Hey Dale, Have you thought about getting into googles local business directory? People searching to buy a house in your area will most likely see your ad on the first page of google. There's a recent thread on the forum to help get you started. -Steve |

There's always For Sale By Owner. Their Au site is Real estate, Property, Land, Homes and Property For Sale By Owner (FSBO) - Private Sale Owner.com.au I believe. I'm thinking like the others though and I bet the Google will do nicely.

Hi Dale, unless there is a strong local player in the Sunshine Coast then I would advertise on realestate.com.au (domain.com.au as a second option). I did some marketing consulting with a real estate agent a few years ago, and they always advertised on both these sites. While they aren't necessarily ideal for someone selling their own place, most BUYERS visit them. So if you want to go where most buyers are, I'd advertise on those sites. |

Try domain.com.au and propertynow.com.au (fee based) gumtree.com.au (free) Note: Private listings are prohibited on realestate.com.au It's a closed shop - only agents can list. Good Luck, Eric G. |

Any reason why you wouldn't go with the strongest local agent? There are a few reasons I would advise giving it a thought... 1) agents are professional negotiators - what you save on their commission you will probably lose in the agreed sale price 2) the legal pitfalls in agreeing a contract with a purchaser face to face without the protection of a 3rd party agent (with indemnity insurance) are many and can be very serious (misrepresentation and specific performance being the two biggies) 3) it is very hard for a viewer of a property to speak their mind to the owner of a property and feel at ease prior to the negotiation process 4) agents have a working knowledge of the legal system behind selling a property and know the processes and timelines involved in dealing with solicitors/lawyers etc. This can be key in keeping things together when emotions run high. 5) agents have direct access to approved buyers through their database of enquiries 6) selling your home or property can be extremely stressful 7) any deal I have been involved in where my client (the vendor) has gone and talked with the purchaser has ended up with problems, it becomes too personal. Purchasers like to keep their distance from the vendor especially where large sums of money are involved. The above points are from my own professional experience in the Irish market. The procedures may be different but the mechanics of the deal and human psychology involved is universal. Worth having a serious think about at the very least. |

Dale, You can't go wrong with Real Estate, Property, Land and Homes for Sale, lease and rent - realestate.com.au 2nd alternative is eBay Australia. Bear in mind, iMHO, that there are good reasons to go with a good professional RE agent. Regards. Quote:
