one day I might want to sell my main sites and including 6 sites using sub domains.

niche is more on tools...

and one is electronics ( amazon affiliates )

if someone plan to buy from me

how much should I price it?

next how to go about it transfer all the info etc to the new owner?

about the host payment how to go about it?

    How you price it, its real value, and what you can get for it depend almost entirely on proven income over a period of time (normally a few months, at least). Everything else is very minor indeed, compared with that parameter.

    Having separate niche sites on subdomains of the same domain certainly isn't going to make for an easy sale, to put it mildly.

    It depends no how much traffic your website gets, revenue, and other factors like age, domain value, design, etc.

    next how to go about it transfer all the info etc to the new owner?

    The buyer should be able to transfer the host files after you give him access or you can transfer the files for him, you should transfer the domain to his account

    about the host payment how to go about it?

    If it is a large amount of money, then use Escrow services, they are the safest for large transactions.

    A website is only valued to how much someone would pay for it.

    You could check Flippa.com for sites that have sold and get a general feel of what you could get for your website.
