I'd need a little more information to give you a solid value. It depends on a few things, such as monthly income generated, being able to prove that amount, length of sustained earnings at the current level. How long have you been using your current affiliates and what type of relationship you have with them?

Does your site generate passive income or do you have to work on it everyday in order to sustain it's current level?

Widely accepted site value rates vary from 12 - 36 month earnings. Meaning, if you're site consistently generates $2000 a month, you can expect to receive a minimum of 12 months * $2000 - $24,000 - Up to 36 months, depending on the criteria above.

This is not an exact science, and ultimately your site is only worth what someone is willing to pay for it. The market will determine its value, but I wouldn't consider anything less than 12 months worth of revenue. There are many places to put your site up for auction.

Before to sell it you should consider not the value it has now, but what it can be if it will be managed by a professional staff.

In you, I will invest some money and check a good SEO / Marketing company and ask them what they can get with what investment.

Then you have the real value of the website.

Then also you will decide if sell it or improve your monthly income.

I have some needs for the money right now that would do me well...Plus all the real tools that worked for me I still own them so I wouldn't mind starting over and letting someone take it from here. If I put my site up and don't get the price I want do I have to sell? Also what do i need to do to get the site ready for sale?

This probably isn't the answer you're looking for, but the truth is you (and your website) don't "deserve" anything.

No matter how much you've invested into a site (in terms of time/money) it doesn't mean it will necessarily be worth anything.

I've seen sites pulling in less than 10K visits per month making 5-figures per month. I've seen other sites bringing in 100K visits per month bringing in less than $1K per month. Not all traffic is the same. (or even monetizable)

Websites like this are really only worth a multiple of their net monthly profit. If you're site's not making much net monthly profit it may hold some value to YOU, but not to investors looking to purchase, unfortunately.
