Selling a website advice needed.

A few years ago we were going to start and answering service (company that handles after hours calls for businesses and forwards the information).
Developed a website but latter got sidetracked in other projects and have no time.

Spend a lot of time getting the website UI correct and answering service pricing structure.

Would like to sell website but the problem is that because its such a specialized niche and would most likely only appeal to people who would be interested in starting a answering service, to whom it would be very valuable because it would give them a huge leg up. So I don't think sites like flippa would work, but I'm not sure.

Any advice on what to do? How much to ask? Strategy?

    To be honest, the web site itself is a very small part of the total business picture. I think you could sell it if you catch a new business at the right stage, but I think you would have a much better and more valuable service if you had a proven track record and happy clients to tout your service.

    I'm not confident you'd get more than a couple of hundred dollars on Flippa. You might be better off trying to identify businesses that would be candidates for this type of service and then contacting them individually so you discuss your vision for the business.

    I know you spent a lot of time on getting your site to where it is, but it's really only worth what someone else will pay you for it.
