Looking for a house is a pain

I'm currently looking for my first property. I want to buy a duplex that i'll live in and rent out the other side of it, and already have a renter ready.

The city provides first time buyers assistance if you take these first time buyer's classes. My gramps always said 'use their money, not yours', so i decided to take the classes. Apparently they are booked for months, but i figured i'd give it a shot. I signed up online friday night for classes that were 8am on sat. morning and went down early. I figured 1. its a free class, 2. its early in the morning. That means that there will be atleast a few less than motivated people for this class. And i was right. I was able to get my girlfriend and i both in there. My real estate broker was completely amazed saying that it takes most people an average of 3 months to get in that class. Basic stuff, but let me just say that real estate brokering in florida is a scam.

Anyway, all saturday and sunday i'm driving around looking at duplexes. The down payment assistance only comes if you buy in 'targetd areas' of st. petersburg. 'Targetd areas' means 'ghetto' apparently. There are a few small areas of the targeted areas that dont require body armor to check the mail, but most of the places are pretty rough.

And what makes it worse is that when a duplex in a decent area comes available there are flippers that will swarm the place like flies almost instantly.

Ok, im done crying now.

    If it says HUD, RUN! Technically, like 90% of huds business is encouraging people to move into VERY bad areas! They do that because if enough GOOD guys move in, it will get better. To encourage people to do that, they cut SWEET deals! One company I worked at got a whole CITY BLOCK(with buildings) in a GOOD place for $99 USD! BTW it is practically across the street from a big white house! 8-) YEP, they know when the U.S. president has important company! Sounds cheap, huh? That is $99 for almost 100 years($1/year)! Sound better? The CATCH? They had to RESTORE the buildings.

    HUD can give you GREAT deals, but MOST are as YOU described!
