Have home owners insurance with state farm, even though I have no claims, they called me today to jack up my yearly rate by $130...I asked her why did they jack up my rates, she said, uhhh...Come on, just say it..
just say it is because of greed and I am just paying for someone
elses problems... then she told me that I would have to pay half
of my prem upfront...

I told her good luck with that...BYE!

State Farm just left money on the table for someone else
to grab, either that, or i will have no insurance at all...

These days a company would rather risk their client base of
years over a few $$ and in this economy a few $$ adds up
really quick...so rahter then keeping a client, they would
rather see me go because I do not pay the rate they wanted
plus half up front...I hope it was worth it for them....

You're going to go out and get new homeowners insurance rather than pay $11 a month?

    Um... good luck with that.

    GIVE ME A BREAK!!!!!!!

I was practically SHOCKED the last time I had an accident. YES, I have state farm ALSO! My agent realized I misapplied my accident, and applied it appropriately AND, through a WEIRD situation, my deductible was LITERALLY and precisely, CUT IN HALF!!!!!

There IS inflation. There IS an increase in crime. There ARE more foreclosures, and some people cause a LOT of damage when that happens. And they could be on the hook for HUNDREDS of THOUSANDS of dollars per household, and you think $130 is too much!?!?!?

HEY, let me tell you about MY situation. I live in an area that people told me NOT to get flood insurance for. It is HIGHLY unlikely I would need it. STILL, part of the city once got flooded, and there WAS the potential that I MIGHT get in trouble for not having it.

Maybe you realize it, maybe you don't, but it is against the law for an insurance company, like state farm, to provide such insurance. Well, that cost me around $300! For something I may NEVER need! And WHO provides it? FEMA! WOW, YOU can't pay $130 for something you may very well need, and I pay the FEDERAL GOVERNMENT three TIMES as much for something I may not! YIKES!

BTW I hope you own your home free and clear or you get insurance and let everyone know! If you have so much as a HELOC, and they have reason to believe you aren't covered, they have the right to GET you insurance. From what I understand, that may be expensive!

BTW I remember when statefarm alomost went BANKRUPT! In the 1994 earthquake, theey had to seek legal redress since they had too much exposure in the 1994 northridge earthquake in california! Insurance is basically a reverse gamble! You are GAMBLING that you will NEED the insurance. If you do, the insurance company LOSES BIG TIME! And WHERE do you think that money comes from? It is from the premiums paid by people that DIDN'T need it!

Here's a couple of things to ponder before you jump ship.
If you have a mortgage on your house you are required to have insurance or the bank will get it for you and charge you for the favor.
When you get new home owners insurance they do an inspection of the house and property.
If you have been with State Farm for a while there may be things on your house that a new insurance company will require you to fix or change.
I tried switching 4 years ago from my old company that the house had been insured with for 40 years to Allstate. After the switch Allstate did a drive by and told me I had 2 weeks to replace my front steps going to my front porch.
I told them we hadn't had front steps in twenty years because we don't use the front door, only to go sit on the porch. It didn't matter to them.

Now if you don't have a mortgage I don't think you are required to have insurance, but it's still a good idea to have.

One more thing, while we are at it. EASEMENTS are often considered part of your property. Though it is against the law to prevent people from accessing them, they may SUE if they even get a SCRATCH! The SAME, of course, is true of your non easement property.

I say this because ThomM apparently failed to realize something. A postman could go to your FRONT DOOR, TRIP, and file a claim against you. As I said, you are betting AGAINST yourself! If you do something, like fail to keep your front steps in good order, it is akin to going to a casino and counting cards. So the insurance company probably didn't like the odds with the bad steps. They were certainly in their rights. If ThomM got sued for that, his INSURANCE would have to pay.

BTW I have about $505,000 just for that.

No I understand that Steve and under normal circumstances you would be right. My front porch is screened in and the bottom wooden step is still 2 to 3 ft. above the drive way. There used to be brick steps going up to the wooden ones but they where taken out around 1990 when I bought my first plow truck:rolleyes: So without the wooden steps there is nothing there to indicate we use the front door except for the old screen door on the porch. The back door is on the same side of the house as the porch screen door and it's very obvious that it is the primary door to the house.

My other option would of been to take the porch door out and just screen it in. I would of done that except I already had the materials to build the steps left over from another project.

You didn't tell them that the marble slabs at the backdoor came from the graves of the last insurance agents that told you that you had to have front steps?
