Site rental model. Some stupid questions

Hi Warriors,
I'm trying to achieve success in the site renting model.
In particular I'm trying to rank a website about house/bathroom restructuration in an Italian city.
I'm trying to rank myself high with the keyword "ristrutturazione bagno Torino" (Turin is the city).
The questions are :

a) What should I design on the website if I don't actually have a restructuring company?
Should I take random picture on internet about "restructuring companies" or should I ask to a company which is already existing to let me design their website for free and then renting it to them as soon as it start ranking?

b) Do you know any call tracking service other than Twilio which works in europe?(I found Twilio really bad because the ringing sound sounded like an error so the customers were always hang up the call as soon they heard the first "beep").

c) Do you have any advice for me about this kind of renting model? How long in average did it take for you to rank your website in a particular niche?

    First of all, there's no such thing as a stupid question when you're trying to learn something. Honestly, I'm not sure how much I can help, but I'll try. The "Failing at doing site rentals" link that you pointed out in your other thread is packed with information. You should go through it from start to finish and make a file with relevant questions, answers and resources. That's what I did. Unfortunately, Chris doesn't drop by very often to answer questions.

    I started a simple site from scratch, had a decent header made at Fiverr.com and outsourced 5 pages of content. Just start off generic and focus on getting calls.

    I don't have any experience with phone services there. I use Phone.com. That's what Chris recommended in his thread. You'll have to do a bit more research on that.

    It's not just about ranking sites. Google isn't dependable long term. Your goal should be to get qualified people that are looking for that service to call your local number. Set up your site with SEO in mind, but don't rely on it alone. Look at things like classified ads, cheap paid advertising, social media, etc. Spread that number everywhere you can where it makes sense to. Once again, Chris mentions several places that he uses in that thread, but I don't know if they'd help you in Europe or not.

    Another thing, check the local threads in Google and Bing for the keyword phrases that a person might use to find those services and look at what's ranking on page one already. If there are other sites leveraging traffic from social media or other advertising outlets, you should be able to do the same thing, right?

    Actually, I was on the phone with my first client today and I was going down the list of people on the pages in Google with the primary phrases I thought I should target and he asked me who was already there. So I went down the list one by one and he mentioned that one guy was doing VERY well and he was close by. I started scrolling down and noticed that the guy was ranked in three different places on page one by simply leveraging the authority of other popular websites! I'd definitely take a look at your competition and see who's already doing well first. You may be able to find obvious answers right there.

    Anyway, I wish I could offer more definitive information, but I hope that helps.

    The first question is how many "Bathroom Renovation" business' are there in Torino?

    I might approach this in a slightly different manor. Turin has a population of what a million? so its not a small market by any means. Turin is the manufacturing hub of Italy. Well, for space technology and cars at least. Its in the top 100 cities of the world for overall GDP, so the economy is a bit better than good.

    People are going to renovate, with all of these factors as an indicator. To be honest I have never specifically built what I am about to suggest. ( I have done it, just never in a lead gen scenario ) but in a bit more than theory, it would could and should be a gold mine. ( after looking at the overall competition )

    ristrutturazionecasatorino .com is available. ( home restoration Turin for those non Italian speaking folks )

    Now, I have seen you around asking questions here there and everywhere. So I am a bit better than confident you will understand this. Why not build a silo'd site that encompasses all of the aspects of ristrutturazione. Be it Kitchen, Bath, add on etc. and include specific trades so tile, electrician, plumbers etc.

    I personally would break the site with sub domains. bagno.ristrutturazionecasatorino .com or cucina.ristrutturazionecasatorino .com or idraulico.ristrutturazionecasatorino .com as examples.

    You could then rent the subdomains, and their more than targeted traffic. I am sure you have read more than enough to understand the power of silo site structure. This specific example screams the use of it. You would essentially be killing more like 10 birds with 1 stone. You would be able to unify your traffic resources to one property vs splitting amongst how ever many.

    As to the content of the site. Images I would pull royalty free, or low cost images. I might even try and integrate a whole home remodel video with your flying gizmo for some home page impact.

    Content specific on the site... I would look for recall information on circuit breakers and boxes, and faucets and any of that kind of stuff.. do reviews and informationals on the different types of stone ( you could do aerial video over a quarry and then over a stone yard, etc ) you get the overall idea....

    The traffic draw like I already stated would be a ton easier with this. instead of replicating a system over and over, you could be using one system to draw traffic to all of the niche specific trades and specialties.

    If you are looking to get into the site rental business, you can either go site by site for each individual niche or you can for more of an authority site that you rent out the pages.

    torinoguidadiristrutturazione.com (Torino Renovation Guide) is available. You could easily take this domain and turn it into an authority directory site about everything renovation related for the city of Torino.

    Then you just take the site and build out pages about bathrooms, kitchens, condos, lofts, backyards, decks...anything and everything that could be renovated. You then simply rank the individual inner pages for the keywords and rent out the pages to various businesses. A business can rent more than one page as well if they want.

    This way you will have a larger site, which looks better in Google AND you will have individual landing pages that you can promote with advertising(PPC, Social, Etc).

    Plus then your site is not limited to just the landing pages but you can add informational pages underneath the landing pages to funnel people up to as well as give the site even more authority.

    Many people find this approach a lot easier than building out 10-20 individual domains for various industries/services in the same niche. Since you only have to concentrate on the single property.

      I took note of everything wrote above here.
      If I would like to go for PPC too (which I don't really like because it's risky and need a good amount of cash in order to understand what campaign works better), what would you tell me to use?
      I used facebook advertising, mostly, but I was thinking about google adwords and bing ads too.
      Based on your experiences, what would you recommend me with a low budget?(100$-200$).
      Consider that I'm going to give out the leads for free at the beginning (to see if I'm able to find a way to invest less of what I earn).
