how do you get leads for real state?

i have a friend that is in real state.
he buys ugly houses for cash.

i guess they remodel them and sell them for more.

well i want to help him get some leads.

what are the best ways to get those type of leads?
would ranking a video on google be any good?

    Well, with real estate agents, offering a home seller's guide does the trick. Also, sending out 3D Mail to expireds works.

    But... as an investor... he could network with agents, find distressed properties and market to the owners.

    I used to see "We Buy Ugly Houses" signs all over, but don't see them as much anymore. Maybe they'll still work. Who knows...

      i guess i didn't explained it right. he is the real state agent he finds the houses and then he knows investors. so pretty much he is the middle man.
      he has a few signs that says "we buy ugly houses" but i guess is not giving him much results.

        Ugly houses not getting results? REALLY? of course its not... "Foreclosure Eminent? Well Buy Your House" might be more to the point and more effective.

        Why not talk with your "real estate friend" and determine WHY exactly people sell their homes for a quick close cash deal. THEN you will have a better idea of what your message needs to be. Then simply target through advertising.

          I see a lot of signs out here that say we buy houses all cash. Don't know how that is working but the signs are definitely all over the place.

          I'd use an escrow company as they have the list of all the latest foreclosure filings. Start with that.

          Believe it or not, one of the ways we found houses was just driving neighborhoods. Sounds old fashioned in this day of the Internet but you still drive everyday. Why not take a different route and go through residential areas and see what you see.
