E-Newsletter Managment for Realtors.

Hey guys I have been thinking of offering a marketing program for real estate agents and I want to know what you guys think of the idea, if anyone currently does this, and any advice or warnings you'd have for me. so its pretty simple, I want to create and manage email newsletters for real estate agents for a small monthly fee. is there any value in this? I know in real estate constant contact is crucial because unmotivated sellers or buyers usually become motivated in the future. let me know your thoughts or any recommendations. thanks.

    Most agents I know won't see the value... You'd need to get top producers and managing brokers (in the US)... And, I think, you'd be better off selling them a template where you provide some of the content and leave spaces for them to put their content...

    Like so many ideas, it's good, till you implement... then it might not be good.

    I have several thousand local people in my database that I do not follow up with. This is an urgent need for me. I know there are plenty of agents in the same boat.

    Just to give you some feedback about what I would need in order to consider a service like this:

    1) No standard real estate "I'll sell your home fast" garbage. I need someone to produce real content that is educational and offers value. I need the messages to be relevant, powerful, and smart. The RE industry is FULL of useless "Realtor Spam" - I commit to everyone that I will NEVER send Realtor Spam. Everyone laughs because we all know exactly what that is.

    2) No cheese. I hate the cheese factor in this industry. Glamour shots and bad graphics - quality is the name of the game for me.

    3) The content has to lead to action. So, I don't just need someone to write email for me. It needs to come with specific calls to action. Lead people to a landing page. Get people to call the office to ask for something. Send people to the website to read x,y,z - whoever brings this campaign needs to include a whole set of complimentary services. Set up modules for different segments of the list. Help me segment the list based on action like - people who click this link are added to segment X and then receive this other special relevant content for the next 5 months.

    Anyone can type and send email - for me - I need someone to manage my email marketing and focus on getting people to take action with my company.

    I hope that feedback helps. If you can do that for me - let me know. If you can build a system like that - you could sell thousands of them.

      This is the exact type of service Im trying to create. I don't want to send out BS or just recent listings like most realtors do. I want to send out strategic sales copy that's going to get/keep them engaged and eventually take action. My main problem is content creation, I can write persuasive copy i just get writers block often. should i consult with the realtor to get an idea of what type of image they want to project to there customers that way i have something to work with and an idea to create content around? Since this is something you could use id appreciate any additional info you could give me as to what would solve your problem.

        I was talking to a guy who undertook the same type of project you are
        thinking of undertaking.

        His client is in the top 1% of agency owners in the country.
        Each member of his team sell more than the next best in their location.

        The agency owner knows there has to be follow up
        after inquiry, the agents know this and wanted
        a way to do it the right.

        They knew there was no suitable solution.

        The answer was found in very deep local
        data mining on trends.

        The source isn't easily available for realtors.

        The guy I talked to found investigators and writers to come up with this,
        while he put his margin on it.

        Bit of insight what a 1 percenter wanted badly.

            Dan, the person who put this deal together
            as well as the office owner, don't want to reveal
            where the investigative team are sourcing the data.

            It's their competitive advantage they want to keep.

    Hi Ewen! I too would be interested in a little more information as to what you're talking about!

    This subject is something I have been doing for a while now, for myself. I'm not a Broker/agent but have thought of becoming one. Due to life throwing things at a person the way it does my options have changed dramatically!

    I know in this area (Eastern Washington, Northern Idaho), Brokers fail with follow up and offering value. It just isn't enough any longer to throw a sign up in the yard, list a property on MLS and wait for the phone to ring.

    I've offered up free leads to Brokers and never got a return call! WOW!

    Along with your plan OP, you could also offer up things like post card mailers. I'm not talking about property listing type of things, but general tips, how to's, you know, fun stuff.

    There are a ton of ways to expand on your newsletter! However, keep in mind that MOST Brokerages have an in house marketing team, and they may want, require, you to work FOR them, not just as an independent contractor.

        Thanks Ewen! I get it! Good for them, though, knowing the market and understanding that unless these Brokers increase their VALUE, they will never stand out!

        The upcoming changes to sites like Zillow and Trulia will really tell how marketing is going to change for them!

    Yes, Doctor, make our brains explode one more time.

    I suspect the type of information Ewen is talking about could also be used for the agent's or broker's blog or guest posts on popular neighborhood blogs. You could add that to your service.

    Print newsletters and postcards and emails sound like a good option.

    The only challenge I see is that each brokerage has a set color scheme and logo. You have to customize it perfectly . I.E including legal things and making sure it is approved by the company as a whole and not just the broker.

    In my brokerage they provide similar services within the company itself that are premade but can be customized to an agents liking. Providing the text to customize it would be nice.

      Data intelligence companies like AudienceScan and behemoths like Axiom
      could possibly hold the keys to gathering insight and competitive advantages needed for most any industry.

      Businesses who are smart enough to squeeze the juice from these lemons are poised to become quite wealthy.

      Heck even Google has made brought their previous Google Insights search product back to life under a new iteration called Shopping Insights which is currently in beta.

    Update- so I sent out about 20 cold emails to realtors who had ads posted on craigslist and got one realtor on board with my program. Out of 20 emails only having 1 sign up makes me think either 1- realtors are just stubborn and don't want to listen to new ideas or 2- there's honestly just no real need fort his. I know its valuable because im pretty good at writing persuasive copy and leading people to take action however im pretty disappointed in the conversion rate. If anyone has any ideas of how I can ad more value and more desire to this offer to get more people on board id love to hear some insight. thanks!

      1 sale from sending 20 "cold emails" sounds like a pretty good start.

    Your Newsletter idea is valuable however most Realtors probably wont see the value. I know a pretty successful realtor who actively takes the time to send out a email news letter and market to his list and he averages 3-4 deals a year from that list. He has about 1500 people in that list. I don't know if that's average for a realtor or good but 3-4 deals is defiantly worth the time. Now I don't know how much your planning to charge for this service however if you charge $100/Month and that's turns into just 1 transaction for the realtor that year they've made a big profit. Show them how it will make them money and your in.
