New Job - Where to find property investors?

Good ol' WF.


I was recently brought onto a new company that lends hard money to potential property investors.


My role is to sell the service. I receive a commission upon a loan being approved.


It's offered in a variety of different states (USA) but I'm located in Atlanta, so I think it would be good for me to tackle the local market while I try to get the ball rolling online. There are property investor networking events that I plan on attending, with business cards and paper loan applications just incase. I have a good selling point because the company that I'm under has competitive rates and a very fast turnaround time compared to industry standard (you can have your loan approved and processed within 7 days, 75k min - 1m max).


Today is my first day, and the training really sucks. So I'm on my own here, but I know that I can always turn towards marketing when it comes to sales. I don't mind cold calling if I can get my hands on a phone list but I don't even know where to start when it comes to that. Anybody with a list of potential investors would not be willing to give it up, which is why I plan on creating my own once I can figure out where to find them.


How would you guys and gals go about finding people who have their eyes on a property that they want to invest in, but doesn't have the money to invest?


It's a very specific market, and as a 23 year old who has no investing experience, I'm not really sure where to begin.

    If you want to find investors go to the local real estate investors associations. Here is the link to Atlanta's group https://www.meetup.com/AtlantaREIA/ Their is also a Georgia REIA. Go to these meetings. The first visits are usually free if you plan on joining some of these groups. Make sure they are still active. a few closed up after the housing collapse a few years ago.

    you have some very valid selling points.... 7 day approval / processing would be key.

    Here is the thing you need to wrap your head around... your not looking for those that do not have the capital, you are looking for those that have the capital, but are smart enough with THIER money to know when to use someone elses ( I hope that makes sense )

    The first group of people that come to mind with that mind set are Doctors. My own personal experience is... that Doctors tend to know each other and "Invest" in groups... IE LLC's specifically for land purchase and development.

    Within these groups there is always the developer construction guy... between this "Guy" and the doctors themselves.. these are the people you want to get in front of.

    The other "Person" you can start targeting is the real estate guy that rents the properties these guys rehab.

    If you know your way around the records room at the court house.. you can actually track down the chain The LLC's buying.. the contractor pulling permit, and the agent selling.. or search the web for real estate agents that deal with rental property, and back track the address'.

    So there are 3 possible ins - at the very least.

      Networking events were at the top of my list. It was the only thing I could think of other than just chatting up everybody I come across day to day. Thanks for the link, never heard of meetup.

      Didn't even think to buy a mailing list. That's genius but the list for investors is a little pricey and has a $1,000 minimum payment. It's an awesome idea and I'm sure I'd get a few clients out of those millions of email and phone numbers, but I think it's best that I wait until I make my first commissions before I invest money into marketing this way.

    When you drive around town, do you see those signs that say "We buy houses - fast cash"? Call every one of them. Those are all investors, and they don't really pay cash. They all need hard money to do their deals.


    Also, most REI meetings have a quick pitch opportunity where you can get up in front of the room and pitch your services. Print up business cards and flyers and go to as many of these meetings as you can.


    Here's another tip. Every real estate office has 1 or 2 agents that only work with investors. Call up their front desks and ask if you can speak to the agent that works with investors. When you get that agent on the phone, tell them about what you do and ask if they are currently working with any investors who need hard money. Network, network, network...


    Good luck to you. Real estate is an exciting business. I was in it for several years before the market tanked. Good times.

    Maybe try contacting people that have duplex homes up for sale and offer to finance the property for the sellers potential buyers. The seller is already talking to your ideal traffic, so, let the seller make the sale for you.

    Home sellers (with contact info.) are easier to find than home buyers.

    You bought ? into an area that you say you have no experience in, you say you are not sure where to begin, you say there is no helpful training, that it sucks, you are unsure how to get the ball rolling, even though it has one good selling point but you do not know who to sell it to or how at this stage?

    You say you have marketing covered but then ask how to go about finding people or at this stage still trying to figure out how to find them.

    And once you have all of that sorted ? maybe, you will get commission on any sales and thats if you have your sales razor sharp and can shut down these investors when you find them?.

    Now, all of that does sound like a tall order, and would guess that unless your true end game is to become the number one here and your tucked in for the long haul that your journey will be painful and that you may not get to the top of the hill or even see the finish line.

    You say you bought in, I hope you did not pay for this privilege and by bought in your going to invest time, but even then these companies probably give 2 shietes about you and your future and they would churn n burn many a eager person looking to make some cash.

    So unless this is your game to fame, look for a company at least that has a seasoned old timer that will take you under their wings to teach you the ropes and it can be in any field not just this, because once you learn you can diversify, but if you are going to go down the road of comms only work, think of it a bit like the analogy of doing keyword research for a profitable website.

    Look for roles where the product and or service is in high demand and that the commissions paid are high, then look for and find some mentors in the game that can tutor and help / train you along the way, and go at it from that angle as it will save you a lot of time and have you earning good money quicker.

    Find the top guy and copy what he does, and by the time you are 33 you will be rich. You're going to have erratic income and feel desperate sometimes but the tide will turn around year 6 or 7 and you wont look back.
