Youtube and Real Estate, your thoughts please

Hi guys,
Yesterday, I did an experiment. I had already made a video slide show (VSS) as a selling tool to show R.E. Agents what I could do for them. Uploaded it to Youtube and went about my day.

That evening I googled it and it did not show up but when I googled it by clicking VIDEOS, it showed up #1. From when I uploaded it to Youtube til it showed up, 43 minutes!

No keyword research, just common sense and no stuffing. It even showed up as #1, 3 and 4 for words that were used only INSIDE the VSS itself!

Admittedly, I live in a vey small "town" so my results might not be the same in a larger city. I will only know by testing it.

My thoughts on monetization:

1 Upload VSS to youtube
2 Tubemogul it
3 Link from youtube to agents site if they have one
4 Upload VSS to google places/maps/local
5 Place it on agents site

6 Submit it to other search engines
7 Ad on craigslist with link to agents site
8 Agent places signrider on property with youtube address for potential buyers to see pictures of the interior
9 Agent uses youtube/craigslist as a selling tool to get the listing and points that out to a potential seller
10 Have both youtube and agents site on flyers for the property

Comments and other ideas are greatly appreciated.

P.s. What would you charge for this in a low/medium/high $ area?
Imagine an agent taking a listing and have youtube up and running BEFORE it hits MLS, would that be considered un-ethical?

    Yes, there are quite a few professional softwares out there but if they are on page 3 or worse, the software is great but if they dont get any business, what good does that do?

    I'd like to see the link to the VSS. The video tour isn't as useful as the other add-ons, because time is money - but if you can do it for less than most 'virtual tours' and include all those other services - and get it done quickly - you could probably build a clientele.

      Then why bother?

      The VSS TOGETHER with the other services, is IMHO what makes their site placed higher and thus more sales.

        Got an appointment this morning at 10 with a realtor to show my findings. Not so much to sell the VSS but to get feedback. Plan on calling a bunch of realtors later in the day for more feedback. After that, I'll know more about in which direction to go.

        Action, right or wrong, leads you to success or failure and will open up other avenues as well. Getting a foot in the door is what counts.

        I was hoping for some feedback from you fellow warriors, any takers, lol?

    I disagree with that...vehemently. Just because there are other products out there which can be categorized the same does not mean there isn't room for more. You just need to make sure that your product beats out the competition in some way. Imagine the products, vehicles, etc., that would never have been made had a person listened to that advice. Besides the fact, if I read correctly, she is providing a service-both making the slide show and optimizing it.

    I would check out what realtors in different markets are using now, and how much that would cost them, and then add your charge to make the videos, and optimize them. You can either charge per video (with optimization), or offer realtors a package where they get so many per month for X amount of money. Let's face it...each realtor has many different properties on their roster. This could be quite profitable!

      I know what they are using and not. Some realtors are very high end and believe it or not, have no videos or slide shows. They have the ability to put up to 30 photos in MLS, yet some even have zero. They spend thousands on throw-away glossy real estate magazines but the only other "effort" is to take the listing,sit back and wait for another agent to bring the buyer.

      My idea is for the agent that wants to build their business in a way that not only gives them more exposure on the internet but also make it a little bit more personal to stand out in the crowd. We'll see how it goes.

      BTW, there are so many apartments for rent, the vacancy rate is sky high in the L.A. area. By doing a VSS about the complex, its amenities and some interior views as well, might be another avenue.

      My appointment with the realtor went well. She really liked what I had to show her and I gave her some sites to visit where she can improve her own rankings.

      As a matter of fact, she was overwhelmed, lol.

      However, no money left in the marketing budget and struggling but said she would get in contact with me when she gets her next listing. She also appreciated the fact that I did not try to sell her anything off the bat.

      It seems like this could be a long-term strategy. This weekend, I will call on homes for sale that are advertised in the paper and offer my services, will report back, Eva

        I am doing events for Mortgage brokers and loan consultants. Next I will be doing a few events for Realtors too.

        Look for open houses in your area using the newspaper or even craigslist. Make sure you target Realtors that are selling mid to high end homes. Get their email and contact info searching google. Contact them via phone and email and offer to make them a free video and even upload it to youtube for them.

        Once its done, set up a time you guys can meet to discuss how to use it to generate them new business.

        When you go this route by giving something of value for free, they will feel obligated to do business with you most of the time.

        This is how I get new business and if they dont buy a service from me, I still get a great endorsement to use on my website or events I do.

        Thats why you only target the mid to high end home Realtors. These are the ones that are known in your area and are usually respected. They usually are the ones with a budget to market. Not all Realtors are equal when it comes to making a check.

    I work with several video marketers who create videos for RE agents, they will create slideshows of properties and they create marketing videos for the agents to get more clients.

    I know one video marketer that creates videos for local homes for sale keywords (for example "Los Angeles homes for sale"), ranks the videos and rents/leases them to local agents.

    Also, another RE niche to get into is videos for the rental community, such as apartments, retirement communities, other rental properties. I know that apartments pay monthly (~$70 to ~$100/month) for a video created by rental media companies (ForRent.com, Apartments.com, etc.) and all the videos are just slideshows.

    This is a big opportunity for people to not only create videos for apartments but also market these videos for Google searches.

      From what I heard recently, there are over 4,000 vacant apartments on the west side of Los Angeles. People are leaving the state in droves. Will buy L.A. Times tomorrow and check out some local papers as well to get a grip on what is happening.

      I did think about rentals as well but got a little discouraged when somebody said to sell for peanuts. My video slideshows are very personal and I feel a great sense of pride for being able to do that.

      I could go and take the pictures myself and I do not mind even though the westside is about 1 1/2 hours of driving one way (I live in the north part of Los Angeles National Forest). If I had 3-4 projects lined up in one day, it would be doable though.

        I am a real estate investor and works with many agents in the Northern California area. I can tell you many of them are interested and looking to do video marketing. I personally is looking for someone to produce a good video piece that is affordable for the properties that I have under contract for marketing. I use my iflip to video a property today and the video is not presentable.

        If you like, I can send you photos on a property to test a sample video? If my team likes your work, I can have my team send the photo of the other properties for you to produce the video along with agents and fellow investors. This can be an affiliate

                I was reviewing a couple of those "professional" real estate video sites today. They are rather pricy and require the agent to do all the work. Plus, and this is the vital part of the "marketing" aspect of video marketing, the videos aren't really available anywhere except the agent/s and/or brokers site.

                This doesn't work well if you are trying to get the agent wider visibility for a specific property and/or themselves.

                I have a couple of samples as well if you are interested.

    @Steve Holmes - make the video first. Make it generic enough that you could use it for someone else if your first prospect says no. It's always better to have something in hand to show what you mean and the quality of work. It short circuits a lot of questions and will help them get to yes a lot faster.

      btw, i do not use animoto due to their terms of service.

      i make specific videos for an agent, load it to youtube and then email to the agent and follow-up by phone. usually, the video gets ranked pretty quickly without doing anything else. for a client, i will take extra steps and do video seo.

      these types of videos can be pumped out in less than 10 minutes due to the template nature of the software, whereas animoto can take 15-20 minutes simply to render and you need to upload the photos as well.

      I second that. Try to make a video that is fairly generic, but create it so that it very clearly displays the type of quality work that your prospective realtor clients will be impressed with.

      It's not that hard to create a quick 3-5 minute video, and if your prospective realtors order videos from you, then you should create a customized videos from scratch for each of them anyway with the pictures that they provide.

    Some great ideas...... Where have you found it best to post many video at once???
    Also I am looking for people that want to sell their home in S. CA. I have a brokers lic and have a lot of buyers that need property to buy... Any ideas for leads would be great.
    Most of my deals, offer with days, and all cash... Any comments would be great...
    Remember all real estate agents are Cheep... want a lot for NO money... I am different willing to pay good money for good high quality leads....
