I Have A Serious Problem...

So I'm getting into offline/online marketing and for
the past two months I've worked on 50 websites
and all of them are in the top 3 positions.

Great huh?!

The keywords I went after are for example. "cityname" dentist

All of them are getting traffic and I just know that these sites
will help local business owners get more business, which is great.

But my problem is that I just don't have the balls to pick up the
phone and sell them! Which is a serious problem!

You could say that I was "scarred" because a few years ago I
used to work for a cold calling firm and hated every minute of it.
Their product was crap and I felt like a total slimeball so I quit
after a week!

It's not that I'm not confident in the product because I know that
these sites will help business owners.

I would just like some advice from people doing this how they go
about selling these sites and what sort of response they get
from business owners when they try to sell to them.

These sites are getting good traffic for business such as dentists
and solicitors so I would I think a fair price for them would
be around £300/month. So I'm pretty much sitting on a £15k a month
goldmine right now. The only problem is getting the gold.

So yeah please give me tips or good advice on how to structure the
phone call so I can get the sale but without sounding like a slimeball
salesman.

      quite important to learn how to do it myself as well.

      ^^ This is what you should do... you'll have to hire/pay someone to do it. you could offer a % of the sale (whatever you feel comfortable paying).

      Try asking family members (or wives of) that may be at home all day taking care of home. if they don't mind doing some calls for you you can offer them some $$.

        I was thinking about asking my Dad. He owns a surveying business and I
        helped get his website to number 1 so he owes me.

        Only problem is he's so busy.

        I've just had an idea. Do you guys think it would be a good idea
        to first email say 5 businesses that would be interested in a
        site and have them call me?

        Then that way I'm the one in control and the fact is they'll
        already be sold when they call me. So it'll be a friendlier conversation
        and not a cold calling situation.

        I think this may be a good idea.

          That's a good idea... cold-calling sucks (but can bring clients), so if they are "waiting for your call" that would be alot better (warm-calls).

    So the websites that you have already built for these businesses are already getting traffic?! That's awesome! Show the stats to the business owners you're golden man!

    I've been in various sales too. I Never did complete cold calling but was involved in high pressure, cut throat, commission only tele-sales. I loathed it and can relate completely. Just feel confident in the fact that you are providing a rock solid service.... I mean if you didn't believe in it I don't think you would have built it! You sold me in your post!

    You actually have something these people need and want (even if they don't know it yet). The stats, imo, will sell the sites themselves.

      Thanks for you post Scott. I like your attitude.

      Yeah, I really do feel good about these sites because the
      business owners will instantly get more traffic and hopefully
      more business. It's one of those win/win situations. I get
      a new client and they get an instant boost to their business.

    I don't suggest getting a partner, period.

    You need to over come your fear and call on these business owners. Don't take rejection personally and keep in mind that you have something of REAL value to offer them.

    If you have traffic stats you can talk numbers to prove your successfully ranking these sites.

    What happens when your partner wakes up and realizes that the only reason your making money is because of their efforts and decide to leave you in the cold and outsource what your doing. This is one of the major pitfalls of having a partner in your situation.

    Sorry its not the answer you probably want to hear, but if you want to protect yourself you need to learn to do this on your own first. Maybe later hire a partner if you want to scale it up, but should they leave one day your not totally screwed.

      I get what you're saying Rus, having a partner sort of leaves
      your business wide open which is why I'd only work with someone
      I completely trust.

      I also think it's important to learn how to sell these sites myself.

      I honestly don't think they'll be too hard to sell. I mean what business
      owner doesn't want to own the number 1 position in Google?

      I do like the idea of emailing them first and giving them my number
      so they can then go take a look at Google and see, oh yeah the
      site is number 1 and then when they call me they're pretty much
      already sold. All I'd then have to do is give them a price.

    Take the pressure of of yourself, don't worry about 50 sites, just put 49 aside and only focus on one for now, if you start to think i have to sell 50 you get the heeby jeeby wobbles.

    with just the one don't even expect to sell it out of the gate, may be just set the goal to approach a client and suggest the site / again remove the expectations of trying to sell it.

    probably best if you do not try and sell it any way, but instead show an interest in your client and be enthused about your work and what you think it can do.

    Get that right and your client will buy the site / not you selling the site / once you have sold one / don't fret on 49 / put 48 aside and just focus on one.

    my bet is you sell one you will be all fired up and will rattle the rest over in no time.

    If it is just phone-calling you shy away from, you could write up a nice prof. sounding intro letter with general idea/numbers.
    Give them your contact info and let them call you. After a couple do, might give you encouragement to call the ones that don't...to "follow up on previous letter I sent".....lukewarm calling???

    Don't get a partner, Hire a Salesperson!

    Place an ad on Craigslist and start interviewing candidates. If you're going after dentists and such, you're probably asking for a high fee. Pay the salesperson a commission only based on sales they make. Maybe they get a 1 time closing fee, or lower the commission but pay them residuals each month the client stays.

    I would try sending them a letter rather than relying solely on emails. Too many emails remain unopen due to high levels of spam.

    Be sure to tell them that unlike other companies you have ALREADY built the site and it is ALREADY ranking in the SE's. This will set you apart from your competition. You have removed most of the rick for them already. Show them proof.

    Like AussieT said send them a letter but also include screenshots of the traffic stats, google placement and the number of people searching for this every month based on the google keyword tool. Also send them an email and give your phone number. Be upfront about who you are, no BS about being some hotshot SEO firm.

    If you have 50 sites and they are all/mostly grabbing nice rankings, you should get some ads on them explaining that the sites are available for rent! My goodness, with having so many this would be a nice way to get people to be calling you.

    Typically you need to go out and find the people, but having your info on these sites certainly wouldn't hurt.

    As far as finding someone to help you sell, that's a tough call. On one hand, if you did it all yourself you would get to keep all of the money. On the other hand, if "doing it yourself" means you will sit on this for another 3 months, get someone asap!

    You have to remember that businesses are use to paying X amount per month to be in crappy directories all of the time. You have something way better than that

      Like you I hate cold calling!

      I partnered up with a "Professional Salesman" last year, I already had several websites on page one and getting traffic, but he couldn't sell/rent them. I think there were two problems with it. 1) He was trying to sell websites, and because he was trying to sell websites, business owners weren't interested. I did explain to him that he should be selling lead capture websites, but he didn't get it! 2) The business owners in the niche weren't eductated enough about what a website could do for them, and because the salesman wasn't educating them, they didn't get it!

      Here's 2 ideas for you though.

      1) Offer the business owner a free 1 month trial, put their info on the websites and let them "see" that it works. I'm sure they'll be more than happy to part with the cash when they see it bringing them business.

      2) Alternatively, put your contact details/lead capture on the websites, and when you gat an enquiry, call the relevant business owner and tell them you have leads for them. Even pass a few leads on for free, showing the business owner that it does work.

      I will add that I haven't personally tried the second one, but I'm sure it will work, and you could easily build a long term relationship with business owners either way.

    I would go with Tim's idea as well. Another tip i'm sure I read on WF - Get a "virtual" number and forward the calls to your prospect. Show them the report which will (hopefully) show the forwarded calls from your number. Hard to argue with that kind of proof.
