IM Service vs Building Web "Real Estate"

Hey Warriors!

I am just about to start my local business but have a little problem with my strategy. Maybe you can help me out. I think there are two different strategies which I could follow and I don't know which one is better, or which strategy you guys follow?

1. Internet Marketing Services:


what services?:
- SEO
- Article Marketing
- Video Marketing
- PPC / Facebook Ads
- Lead Generation Page
- Autoresponder
- etc...

With Internet Marketing Services I will provide my service for THEIR Website and will try to get them more customers and traffic for their website.

pro:
- I think I can negotiate a good fee and can price my services very well.

contra:

- I don't like the idea, that if the business do not continues to work with me, that I will lose all the SEO rankins I built up and also the list of Leads I generated.
- I don't really know how I can get a monthly fee from them, because at some point my work will be finished??

2. "Web real estate"

With web real estate I will do all the things I said before, but I will do it to built up my "own property".

So right now, I am trying to figure out a way in which I do have control over the website and above all over the list!
=> question: I don't really know if the offline businesses do see the value in the list and want the list if they do not continue to have my IM-services. So what do you guys do? Do you always have control over your Offline Niche List??

The problem is that I don't know how I can justify that they will "only" rent my website and that they don't have control over my list..

pro:
- I think it is perfect to have control over the website and the list, because if the clients don't want to work with you in the future, you can easily go to another client
- When you do work for your website, it will never be lost and always improve your web "real estate"
- You will have a monthly fee and therefore steady income from your website!

contra:
- I think you have a harder time to get the deal, because it is obvious that it would be better, if they have their own website built up??? (Although I don't know if it is SO obvious???)
- Maybe you can't justify so much money for you website rental?
- What will you do if they already have a (somewhat successful) website??

1. Which strategy do you use??
2. Do you see other pro and contras??
3. How can you keep control over your list and your "web real estate"??
4. How do you justify monthly fees and how many months do your services typically go?
5. How do you package your services?? What is your typical starter package (e.g. Autoresponder + Webdesign for XXX$) ?



I would love to hear from your experiences and opinions.

    Go after chiropractors. You will be surprised by how much they are willing to pay monthly with a 1 year agreement.

      Chiropractors spend ALOT on marketing. Speak to a few of them and you will understand.

    Do not go after Chiropractors or plumbers or any of the others that are constantly talked about on this and every other forum. These guys get too many people going after them. Well. you can... it is your time after all that is to be invested. Just take the Yellow pages and pick a category.

    And DO NOT believe that you are going to get the asinine rates that anonymous people are claiming, I don't believe half of it. After you have been working in the offline area for a while, you will see that the plumber that grosses 1M a year might only profit 50K a year because times are tough. He is keeping six guys or so working but his rates are lean due to competition from all of the others who are dropping rates to stay in business.

    Anyway, rant over. As to your question. Why restrict yourself? Pitch a favorable package that involves rental citing the low cost of entry (because you know that times are tough and many businesses don't have a lot of money to pay upfront, etc. etc. etc.). But give the purchase option so that your prospect has choices.

      I was wondering this same thing, for the most part (i.e. IM Services vs Real Estate). However, my concern was involving the amount of time invested. It seems as though IM Services can become quite time consuming after a while. But I would imagine that once the Real Estate is "built" it takes alot less time and effort to maintain. I would like to pursue both on and offline marketing so I don't want to get burnt out from any one thing. Anyone care to chime in?

    The two answers that bother me with building web real estate are:

    1. How you can make sure that your client (maybe in the future) ex-client does not think he owns your List and website?
    2. How can you justify that he should pay XXX fees and despite of all doesn't own the leads / list?

    Would love to hear from some people who actually have "web real estate".
