How to rent out my well-ranked local business sites to local business owners?

Hello, guys:

i have one site for local business. It is for a city with 600,000 population and the site is from mortgage brokers...right now it is sitting the first spot under keyword "city name, mortgage brokers", second spot under keyword "city name, mortgage broker", 3rd place "city name, mortgage" and it is also on the first page under many other related keywords..

this website is also well-made, looks very professional and it has 6 pages and it has a blog with constant updated articles..

now I want to rent it out to local mortgage broker. I made around 10 cold calls, so far no response at all...so i need help on how i can successfully rent it out..

any suggestion is appreciated.

    I'm new to offline and have not tried creating a site first and renting it out(great idea) but perhaps just get your face in front of there face.
    get an appointment only over the phone or just walk in asking for the owner.
    no info over the phone.
    If they have competition and I am sure they do make 3 appointments and tell them you have 2 more to go to in the area or walk into atleast 3.
    When they ask what your selling just say you would be happy to take some time and show them in person.

    When you show them screen shots of analytic reports, Google search engine results and only a 3 month or 6 month or 1 year contract paid quarterly etc so on and so forth you should close so hard that you'll make other sites and rent them easier.

    Sorry this doesn't help your question directly, but it will help eventually...

    Say you are engaging in conversation with a potential client and you just told him/her about the Google search results. What if they say, "Nice. How much traffic a month is that site getting?"

    I would focus more on the idea that this is prime real estate on Google that you already have rather than traffic. Personally I would mail a group a letter that includes screen shots and some bullet points. Then let them know this letter is being sent to x amt of brokers and that you have a spot for only 1. My experience is that when cold calling about something unknown that these guys just may not be getting it AND dont understand the magnitude off what you are offering.

      To piggy back on this (great) idea, maybe email those sites on pages 3, 4, 5, and 6.

    It seems like this site would be a great site for adsense. It is positioned for local, but if you could put a few more articles on there and run adsense through it, the CPC for mortgage ads is about $7 to $10.

    A strategy for contacting businesses is to find a professional salesperson who will "moonlight" on this one project and sell it for you, give the salesperson 15%. You can find a professional salesperson wherever something is sold, when you find someone that impresses you then ask them if they moonlight. Try the local BMW dealership.

      What sort of rent would be charged for this site ? A professional salesperson would be costly unless you pay them a percentage of the rent ? Just wondering or is this a case of thinking outside the box

    Track visitors to the site. With data, then turn to direct mail postcards, and let people know that you are going to lease the site to the highest bidder.

    Tell em that if they don't wanna play, that is fine. Tell them that their competitors will be more than happy to take advantage of their inaction.

    The set it up on a private sealed-bid auction.

    Let them know you will do three rounds of bidding.

    Then follow through.

    Use MelissaData.com to target your mailing list, and mail your postcards. It will cost about $3 per postcard.

    thank you so much for all the suggestion above,,i really appreciate it..

    i think i will give the direct mail + email method a try. I will include the screenshot of google analytics monthly search volume and CPC..and then i will wait a few days and then make the call...hope it will make some deal this time

    Thank you all for your suggestions.I also have an site that is no1 for his main keyword and i'm working to rank for several related too and then, after i get some solid analytics i will try the email email and private auction and see what's happening.
    I think the best idea is just rent it for several months, get them weekly or monthly analytics of visitors/calls/leads and then give the option to buy it.

      No business owner wants to rent a website unless they can see the value in the leads ( ROI ).

      Why not just use the site to sell the leads yourself? If you are getting a good amount, then this could be more profitable than renting it for $200-$250. Not to mention the fact that the business owner with 1 customer will most likely generate that $250 back easily.

        i guess this selling leads method is great...maybe selling them a few and let them know value of this site and then it would be so much easier to rent it out...guess by that time, the rent fee would be much higher since they see the value of it..

    Hey Mate try this - why dont you put a trackable phone number on the site like vumber or ring central these services alow you to buy a number for cheap you can put this number on the site, give it a little time, then you can veiw the call log and see how many actual leads came in.
    You can also redirect the calls that come in to any number you like then Like Jodib said you do a jing video showing the site and the amount of calls and leads that are coming in and send the video to everybody on page 2 for the given keywords.
    No body can argue with blatant lead generation and they should bite your hand off when they see the potential business.

    You can do a couple of things

    Visit any local mortgage brokers and talk to them about it. These people are always busy so an email about a website vs an email about a current transaction that might bring them in $5-12K, yours might be lost in the shuffle.

    You can also send them the leads, now the thing is though that you cannot charge a percent commission but rather a flat referral fee. They might take anywhere from 90 days to even longer till they close the file and you can get your check.

      It's fairly simple, done it many times. First, don't try and rent the site, let them see the VALUE of having that site. Forgot about the money you'll make and concentrate on the money they'll make.

      Create a PDF and include great value for the site. Include Keyword stats, the actual Screen shot of Page One Google, Cost Per Click for Adwords, Analytics, and the competitors below your listing.


      Then do a quick video with Jing of yourself talking for up to 5 minutes.


      Use a scraper to get the brokers located in that town.


      Do an email blast to those mortgage brokers including the PDF and the Video. Mention the price, the return on investment, and how only one mortgage broker will be exclusive to that area for your services. Also include something that is "perceived" as high value to these brokers but your cost is very low. Place a sense of urgency on the offer and wait for response. Rent site, repeat process.

    Find a business which is trying to rank for the same keywords but is buried beyond page 3 in Google.

    Check them out. Call them, visit them etc. If they are a quality, genuine outfit, stick their details on your site and surprise them with a flow of targeted traffic to their business.

    Give it a couple of weeks, then speak to them, explaining the situation. Are they happy with the traffic? This is the monthly cost.

    Not happy?! It could happen, I suppose. Just repeat the process and find someone else to offer the site to.

    This is actually a 'puppy dog close' in sales lingo but with a virtual puppy!

    Create a new page at (website.com)TEST.html. Change the critical items to
    reflect your prospect(Business Name, phone #, address, photos, etc).
    (Copy your index page and name it TEST)
    Walk in to the business with your notebook in hand showing "test.html".
    Without opening your mouth (unless spoken to) turn your laptop so the
    owner can see "His" website. Be ready with stats such as unique visitors
    per month, etc. Once he shows interest, ask him to google your best
    keyword on HIS computer, then click on your site. He will be impressed.

    Go to craigslist and contact mortgage companies that advertise their business. Don't talk about "renting" a site. Say you will let them have all leads from that site for $250/mo (or whatever number you prefer).

    I think the research needs to be done BEFORE you build the site. Go for those local terms where there are more than one local business spending money in Google Adwords. Once you have the site ranking you can then go and target those businesses and let them know that the number one organic positions usually gets around 40% of all traffic for that keyword.

      Renting a site or renting the traffic

      When your at the top of Google your in a constant battle with the websites below you, positions 2,3,4,and 5 etc.

      Since you control positions 1,2, and 3 for certain keywords here is a thought.

      Maintain your number 1,2 and 3 positions but, stop battling with site owners below you. Lease the traffic from your site to your competition . Contact the site owners below you,tell them who you are,and your offer is to redirect the traffic from your site to their website.

      This will benefit you in a few of ways.

      1.Your competition will become somewhat less for the chosen keywords. The competition below you does not
      want to spend time or money in battle to remain in the top positions. They would like to spend their time
      marketing their product or service, that's where the money is for them, not in a SEO position war.

      2.The site or sites you redirect your traffic to now have two websites in top positions. Their site and yours.
      This should lighten the load on you since your competition is receiving what they want...Traffic. They continue
      to maintain their positions but,they are not obsessed with reaching the top position now.
      Would you spend your time to bump a site out of your way that is sending traffic to your profit page?

      3.Your able to set the price for the traffic you supply plus maintain control of your website to make changes
      as needed to remain on top. A win-win situation for all involved.

    THIS .... is the answer I believe you're looking for.

    I got motivated and created about 10 local domains.
    Got them all to the top of google for their keywords.
    Sent out a couple of 'test emails' lol... and nada.. zip.. zilch.

    So I will be trying this instead.

      This is a DAMN good suggestions ESPECIALLY if you set up a lead capture form on the front page... letting peeps know they will be contacted shortly.

      And finally this.

      I have a twist on this I haven't tried yet... Use Jing to video yourself placing their site in your redirect.
      Then search in google, click on your site, watch it redirect to THEIR site... all on video. I already planned to do it this way.

    Great ideas, guys, but Google will slap the heck out of you for doing a redirect. Maybe a redirect after a certain amount of time use server side code for a redirect? WHAT is safe, in terms of seconds? AFter all google, doesn't crawl but for so long! THoughts?

    Also, I just tried this method, send an email out with SCREEN captures of the positions, rather they forcing them to sit through a video if they are short on time. If your going to do a redirect, take it down, before google penalizes you.

    If anyone has the time or bandwidth to help sell some of these, I have a bunch of sites on a national scale moving up in rankings. Too many in fact, in case someone wants a few.

    I've had mixed results with this approach. You need to be aware of how hard your sales-pitch is, seeing how lots of business owners get skeptical of money hungry internet marketers. After all, most of these people have been burned once (or twice) before by a seedy webmaster.

    Inject transparent scarcity -- explain you only have one site to offer and that you're contacting the following companies (X, Y, Z) with the opportunity.
