Marketing Ideas for Commercial Real Estate

I need a bit of help with how to assist a client with his commercial real estate business. Real estate is a bit of a different animal than other offline businesses because he can't run specials or offers that he can email out to buyers. He's not even keeping a list of people who have bought or leased one of his places.

He's only relying on Facebook, Twitter and his site I built for marketing. SEO is something he doesn't know about but that takes a bit of time to get ranked for his keywords (very competitive in this city) He's only concerned with buyer's interested in his listings and not how many fans like his FB page and is "looking for out of the box" ideas, which is understandable.

Has anyone had success in helping real estate firms get more interested buyers? If so what methods did you use?

    I work with some real estate agents. I provide them with a unique QR code for every listing. When the code is scanned the potential client is taken to a mobile friendly web page which has more details for this listing. Some of them send those QR codes by mail with very brief explanation of each listing. On all printed materials both QR codes and the URL of the blog is provided. I also update their blog regularly with all new offers which is optimized for local SEO. This is in addition to social media marketing like Facebook and Twitter.

      I am. We're emailing brokers and business owners in the city, basically anyone he knows or has done business with in the past.

      SEO takes time and he gets a bit stressed when he only see 10 or so people trickling in to the site each day after a mailing, I think he's expecting hundreds of people to flood in after I send out emails. I would show the site for more ideas but am not sure if that allowed here.

      I have set him up with LinkedIn so he can network with other's in the business.

      The hard thing about his business is attracting actual buyers, real estate is a bit different game than other offline businesses.

      Maybe he's expecting too much too soon or maybe I'm not doing enough...

        I have worked with real estate agents mostly on the residential side. However I know working with commercial real estate is another animal. Instead of trying to find individual buyers via SEO which may take sometime. Why not try going after commercial real estate agents who represent the buyers. You can find them on sites like Active Rain, Truila, and Bigger Pockets. This gives you a better opportunity to find a buyer for your clients listings. They would just have to be okay with splitting a commission with the agent that brings the buyer.

        In addition to that you may also want to look at using Facebook ads and targeting the commercial realtors in your local area. Not sure what you will pay per click but at least you can pay for your traffic until the SEO part kicks in.

        I personally think finding individual buyers for commercial property maybe a little difficult unless you are working with a realtor that represents buyers looking for commercial property.
