Possible First Client - Need a Proposal Example

Hey all just getting started in my offline marketing business and I have a potential 1st client. Its a landscaper who does my yard work. He doesn't have a website and wants a quote for website design and monthly management fees. He also is partners with his dad in a Kitchen Cabinet business and need a site for that as well.

Does anyone have a sample proposal they would be willing to share? I honestly don't know where to start with this. Should I charge a monthly maintenance fee or just charge for web hosting and let them maintain the site themselves. If they want us to maintain the sites what is a reasonable amount per month and do you limit the amount of changes they can request?

Any help would be much appreciated.
