When you have your rent-a-site model rank - what do YOU do to sell lease it?

Hi guys,

Just sitting at home on a Friday night, not much else to do for me tonight and I'm thinking. How can I get these sites leased out, efficiently?

I'm in Australia, and I am going to lease out one site, per town. Unfortunately, we don't have the population of the US, so I don't really have a large amount of businesses to hit up per town. Usually, around 10 or so businesses max. per town per industry (unless you start hitting the bigger towns/suburbs/areas).

As such, I need to make my sales process pretty good - because if I turn off all of the prospects (which isn't that many) I would probably be stuck with a decent lead-generating site with no one to profit from it.

So assuming you guys have made a site, have it ranking on page 1 and have some YouTube videos thrown up and also ranking in spot one - and getting around 10 to 20 visits per month on your dental-niche site.

What do you do, to lease it out?

Do I hire a door-to-door (B2B in this case) sales guy to go in there and try and sell it to them?

Do I hire a local cold caller and ask him to try and sell it to them (I don't think this is a good idea... namely because I guess they dislike cold callers and I don't really have a lot of businesses to play with - if I p*ss them all of in the start, then there goes my chances of leasing it ever?)

Do I mail them out? Although, I'm probably not the best sales copy writer.


Any insight at all? If you can, please post the real deal type of stuff that you know works. Please don't just put down "send them some mail" or something like that, because I know about this but I need something workable for me. I Can send them a mail, but if I don't convince them - then what. So I'm hoping for some suggestions which might lead to some solid advice or ideas.

I am thinking the door to door option to first walk in and set an appointment - then go back at appointment time and try and sell it to them. Pay him commission when they sign the dotted line? No? Thoughts?

    Give them the results in advance. Offer them a month free advertising on the site so they have nothing to lose. This will make the 'sell' a lot easier.

    Well getting the sale is always the tough part of course. We do a bit of personal calling, email and direct mail. We try to make the offer so compelling that at least someone will call.

    Our terms are this:

    -First payment is not due until they get the first lead (phone or email). We track both so we know. No payment, we cut them off immediately.
    -No contract, cancel anytime they want. Never a price increase.
    -No startup fee.
    -Only one company is eligible per geographical area. First to sign up gets the opportunity.

    We try to remove ALL risk and create the scarcity of one client per area. Even better once you have some data points from earlier sales they really help set the stage. For niches like the dental area the value of leads is pretty high.

    We also offer customization for an additional fee.

    There is no magic sales bullet. Having a very compelling offer really helps cut through the noise though!

    Thanks very much for the two responses. Guess I will need to keep working on my current 5 sites till they start generating some leads, then. They are on first page now but need to rank a bit higher, plus I am mixing in some YouTube videos as well as Google Places (hopefully, if my way of handling it turns out well).

    I was hoping there would be some good way to get clients pre-interested though, but I guess by having the site ready to go it creates the sense of urgency since it is likely already getting leads.

    Redlegrich, how do you do it. Makes the sites first, or cold call/etc till you get someone interested, then make the site for them?
