NEW IDEA FOR GETTING REALTOR CLIENTS

I was leaving the market the other day and i just happen to notice the stand with the newspapers and local magazines. Then without even thinking i picked up one of the realtor home magazines and began to comb through it. Then it hit me all of these guys could be potential customers!

This realtor magazine had more than 100 realtors in my area. The best part was that all of there email were listed (all realtors check there emails by the minute) and at least half of these guys did not have a website! These guys are paying a pretty penny to be in these magazines to have there properties listed so you know that they are willing to pay for good marketing.

I'm sure you can pick any service to market to these guys and have great success with this method

And the best part is that it is a free source for great leads!

Good idea. Just remember, most of them are starving now.
Most of the time, they co-fund the cost of those ads with their broker.

And many realtors are inherently cheap about spending any money.

I'm not trying to negative, just offering insight having worked with this market.

Key: Show them HOW they can get more listings. This is what they all want:
Listings... as they get paid on either side of the transaction.

Create a website related to your area, for example propertiesin{location}.com and start with linkbuilding to get the first position for the 2 keywords, get visitors, and then offer to the 100 realtors of your area the posibility to add their listings to your website because its well ranked, it has a lot of visitors .etc .etc.

70€/month and they can list all the properties they want, and then you can have a premium offer for 120€/month to have more visibility in your website.

I think 70€/month for a realtor is a cheap price because they can list ALL of his properties ... so ...

      70€ x 100 = 7000€ / month + the realtors that choose the premium offer.

      Thanks.

      Hey Max,
could you expand on this point a little? What do you mean by listings exactly? Does that mean an owner has listed a property exclusively with this agent?

If so, how would what you suggest be accomplished?

There are two types of real estate agents; ( three if you include commercial.) a listing agent, also known as the seller's agent and the buyer's agent.

A buyer's agent works for the person who's buying the house. Those would probably not be the best source for you as they don't have a house of their own to advertise.

A seller's agent (listing agent,) works for the seller. In other words, a seller goes to them and says "I have a house, sell it for me". This is known as a listing. Once they have a house to list, they will advertise it because they get paid once the house is sold.

Of course, the tricky part is an agent can be both a buyer's agent and a seller's agent just not for the same property. There's no specialty license that differentiates the two. you need to target the agent that primarily has listings.

In my area, 80% of the population has a Realtor's license, but less than 10% of them actually practice and even fewer are going to spend money.

See post #17 she explains it correctly.

Okay, so we have the definition of a "listing", but how would one "Show them HOW they can get more...", as you suggested?

Yep, Max is right... most realtors aren't doing too well and also they are known for being cheap as heck. They also expect you do to work up front before getting paid since that is how they operate.

That being said, I would also agree that if you can show them a product or a way to get more listings and also market their existing listings, you have a good chance at success.

I was thinking the same thing the other day as I went through a home magazine I didn't pick it up for that, I actually like to just look through and look at the houses like a loser lol but I had that same idea...did you notice that pretty much all of them have QR codes already? So at least they know the internet is important, but the ones in the magazine I have..pretty much none of them have mobile websites!! Thanks for sharing!

      A Loser?

Why thats some of the most successful dream building you can do...! Losers are AFRAID to look at their dream house and entertain the notion. You look at that stuff enough the circumstances will start lining up. You sound more like a person with high hopes to me. A person who is planning on having a better life.

Where I am, only ONE realtor has a QR code in an ad in one of the magazines, and that code goes to a website that is NOT mobile optimized. Insane!

It's going to be tough to pitch it to them so have a speech well prepared on how you can really benefit their business.

I just watched a video of a guy talking about realtor magazines. He said he recently saw one and on the back cover were two realtors advertising Million dollar+ homes with...

    john@yahoo.com

    YAHOO EMAIL ADDRESSES!!!

I go to so many networking events and so many business cards have yahoo/hotmail/gmail email addresses on them. So unprofessional.

I agree..You would think they would *get it* by now, but I guess if it's working for them they don't see a sense in changing it.

Push the QR Code idea to realtors also....a lot of realtors are going that route...placing a QR Code along with the for-sale sign out front...a potential home buyer can scan it and be taken to a virtual tour or additional photos or other information about the house right from street side....nice feature to have.

I have worked with real estate agents (or tried to). They are incredibly hard to sell to.
The product that I was selling them WORKS. It works sooo well if they will just use it. I saw agents catapult to top sellers in their regions...

The problem was, they weren't willing to spend ANY MONEY. It's totally crazy.

Remember, realtors are not business people. About 80% of them don't even really practice. For the most part, they're just looking to make a living and have little business sense.

I have to agree with AD Hardwick and MaxReferrals.

Real estate agents are hard to sell to and they definitely seem to be cheap by nature.

Also, be sure to look into other real estate related niches like:

    Loan officers
    Title companies
    Home inspectors
    Appraiser
    Real estate attornies
    Etc.

However, if you really want to work with real estate agents, you're much better off focusing on brokers or high producing agents who are selling a couple of properties each and every month. They'll have the cashflow to actually invest in your marketing strategies.

In my experience, the regular agents have a hard time making the financial committment to extensive marketing campaigns.

    Hope this helps,
