Big City Local SEO. How much should I charge

I am doing the rent a site model and I few sites that are ranking in the top 3 for local businesses. plumbers, roofers, vets etc... in a fairly large city 500k population. I know I should be charging a % of what the business makes. For instance if they will make $2000 a month from the position I should charge a portion of that. But how much do I estimate how much profit they can make and it seems even if they could make $10,000 from the site, many businesses are skeptical and won't shell out more than $500 or so. Whats the best way to make sure I get fair value from my sites?

    Some people may disagree, but I think that charging as a % of what the business makes is a mistake. To come up with fair pricing, get the site ranked and then find out how many people are actually going to it every month. Then base your pricing off of the number of visitors, not by guestimating what the revenues for the business will be. Depending on the number of visitors per month, with that size population you could probably get $200 - $600 a month from renting the site.

    We have a electrician in San Diego we charge $600/mo for his rented site. He has 2 sites with us. That seemed like a good number, I would've liked $800-$1000/mo, but we gave him a discount for renting 2 sites from us.

    I also agree with WarriorBen on % of gross profits. That can become a nightmare where you're needing to see books on what they brought in. What's worse than that, is you can't control they're close rate and effectiveness. For instance, they might close 10% of leads, but a better company who actually has SALES STAFF rather than owner/operator answering the phone that would close at 25% - but that's not your fault, but it still hurts your pocketbook.

    There are lot of ways to at least get them in and then charge for other services. Like charge $300/mo for the initial set of keywords it's ranking for, then it's $100 per additional keyword they want to optimize for... that's one way we got that electrician upto $900/mo for his sites

    I guess it depends on how else you might be monetizing the client.

    I use local page renting as a great "hook" to get them into my marketing funnel.

    I have chosen NOT to charge the % of profit type model due to administration, billing, and verifications.
