Need help putting together email template...

I have a website ranking on the first page of Google for a keyword that gets 3600 searches per month.

I want to rent this site to a business owner in the niche, and put their banner ad on the site, as well as their contact info, about us info, and allow them to put their business info on the front page.

I did a 5 minute video for the site, and showing them how many visitors I get per month on the site.

I need help putting together the email subject and body so that they will open the email and watch the video.

Right now, they would have to either call or email me if they want the offer. Do you recommend putting together some sort of order page so that they can order right then if they decide they want to rent this site? If so, what do you recommend?

So, I need an email template to send to them, and your guys' suggestions if I should put up an order form or not. I have a way to send invoices through my website with paypal (wp-invoice), but I don't have an order form if they wanted to order without calling or emailing me.

This is my first attempt at renting a website, so that is the reason for all the questions.
