Here is a great example of an agent really using youtube to get her name out there. I am not looking for a home nor am I in NC but i found her.

Do you wanna bet if i was looking in her market i would use her? Hell yes I would. She is providing great value in a fun way. Really hooked me in.

You can do the same for your clients. Help them put together videos like this. In fact you might even use her as example of what could be done to showcase to your clients.

Found her about 30 mins ago and watched a few videos. Figured I would share this clear best practice for Realtors.

    So do you think it will be a good idea to offer a video creation service for the realtor, with these kinds of tips? Because if we show this to them, as a case study or whatever you wanna call it, they might just do it by themselves now that you gave them the idea.

    I'm thinking of any other way to create a service out of this so I can offer to realtors ... share with us your ideas

      Not only does she realize to power of Youtube, she's also multi-tasking by recording herself as she's driving to work, lol. She is the real thing and when viewers sees her, they kind of get to know her and gets her insider tips. I don't think you can re-create that.

      However, here's an idea that might work. Most agent farm, i.e. picks an area that they target. Make a high quality video of the area, write a script that the agent can read as a voice-over and insert clips of the agent in the video to brand it. That, IMHO, should be salable.

      If she also has sold a few homes in the area, insert live testimonials as well. Will require some serious legwork though and that might make the video too expensive.

      Just rambling, need to think about this a bit more... Eva

      Or, she can just email you a bunch of photos and....

    Funny, this is the town I lived in for a year and a half (my in-laws are there) before moving an hour north six months ago...Wilmington is inundated with realtors. She's doing a great job to stand out. The question is how to get her more views! Thanks Aaaron!

      Bingo. They make the content. We post it and drive traffic to it.

      So many ways to approach this. Since you are down there you might even consider contacting her. She sees the value in this. Maybe you can add even more value by partnering up with her to get more traffic.

        I used to create videos for Real estate agents several years ago and found it a little difficult because they didn't want to spend any more money then they had to. I would guess that in most areas it would be more difficult now that the housing market is full of homes that aren't selling.

        It doesn't hurt to try it out, just wanted to share my experience with real estate videos.

    This is a great video. I used to be in Real Estate industry and I find Realtors in NC are really good and also savvy. The market their also did not take such a hit as in other markets. This is a good example. You could create a sample or use this one and sell Realtors custom youtube page and tell them to create some videos :-)

    and then upsell as you build the realtionship.

    This has always been my area of expertise and some of my biggest ebook buyers are real estate agents and I am still amazed to this day at the lack of use of IM within the agents community. There are a few people like this woman that get it and they are the ones I talk to on almost a daily basis on facebook or whatever to keep up with this market.

    However, saying all this, lately we have been looking for a property to build a house on and I am SOOOOO surprised at the agents lack of interest in advanced marketing even more so than before. I talked to one agent that said he did not put one dime into advertising a $200K piece of land and put an old crap sign on the property and would NOT in a million years put a dollar into advertising it. Yet there are so many out of town land buyers right now that a simple adwords ad or land blog would have killed it.

    Anyone else noticing this sort of lull in real estate marketing lately?

      I find that slick videos with special effects are often masking the fact they offer little real value.
      I would much rather watch a real person giving me useful content, whether they are appearing in front of a camera, or showing relevant information.

      I want after estate agents (UK realtors) for months but found most a hard sell. Many seemed to be doing the wrong thing in wanting to pull in advertising budget in these tough times. Many wouldn't listen why that is exactly the wrong thing to do. Sure you've got a budget to work to but also you've got to make the extra effort at the moment to stand out and get the sales.

        I've always found it an easy sell, hard collecting! Still am owed tens of thousands from some unscrupulous agents. The ones you need to go after are a hard sell, yes.

      So funny! I used to work for a firm that their sales people were all hotties (male and female) and it is how they took a 20% bite out of a multibillion dollar industry in a very short time. And we are talking in the legal real estate niche. I remember discussing USPs with the president one day and said our USP is the hotties and he winked at me and smiled pretty well saying "DUH!"
