What are some techniques I can use to get leads right away?

I got a job aside from all the stuff I'm doing now which is mail marketing and CPA offers. The thing is my brother works for the company and the boss saw I was well versed in various different things and decided to take me on with their team.

What they do is:
Basement waterproofing
Mold tests/remediation
Green energy (energy tests than installations to save people money on bills).

How they are already marketing -
PPC about $1000 a month on keywords like "basement waterproofing NJ" etc.
ValPak he sends out 300,000 a month and pays a fortune for them
His own smaller postcards.

And thats essentially all the marketing they do.
I told the guy it would be a great idea to get some youtube videos up of what mold is, and how their company fixes mold problems, make a few of them and get them ranked. Then he could do the same thing on green energy too. I also told him I can make up information brochures and drop them off in all local offices in the area (lawyer/drs/dentists/etc). Then I mentioned article/blog marketing as something more long term.

Now the thing is I'd like to get this guy some leads fast. Even if its just a few. I told him he should start doing 9x12 post cards as I do this for other small business's and it works to get them business, but he's already doing so much mail marketing I'm not sure it would really help.

He's willing to pay whatever he needs than on top of that w/e fee I charge him for the marketing I'm doing. My question is what would be a good area to start with? He has NO list whatsoever and I explained how I can link all the youtube videos to a squeeze page so he can start building his own list, and he agreed its a good idea.

But as far as getting leads asap. Are there any better ways I should be looking at? I don't know how to do PPC but would be willing to do anything else. And he's already got a couple PPC campaigns he's paying for but this time of year they're not bringing in any business.

Any ideas? If I can get in with this company long term just marketing for them personally he'd be willing to pay really good. And he trusts me since my brother has been working with him for years. So this would be an awesome opportunity if I can prove myself. Any help would be greatly appreciated, thanks!

edit: also I noticed him talking about how they are on BBB with an A- rating and he mentioned that he was losing leads because of BBB due to their company only being around for 1 year (it says this on the BBB website and can't be changed from what I know). Is there anyway to fix that? Should I tell him he'd be better off taking his companies name OFF the BBB? He said he had 3 leads alone this week that went on BBB and told them they didnt want to do work because of how new the company is. Anyways to help him with that?

    One thing I would do personally is review his PPC campaign as I bet you could double or triple his response rate if they are doing the PPC themselves. Not hard to do at all.

    Other is use the PPC data he is already collecting. For instance, if the word "2 foot drywall replacement" is generating a good CTR then make videos on that with a call to action at the end for a free quote or something.

    Other than that, bandit signs in leak or mold prone areas would work well to with the data collected from PPC and hopefully their site's analytics.

    As far as instant customers, nothing beats instant more than door to door flyers.

    Have you ever considered a program like Yella Bot at YellaBot - YellowPages Web Bot & Screen Scraper - US, UK, AU & CA which essentiall scrapes contact details from the Yellow Pages and which is an excellent form of email or telephone marketing.

    The fantastic part is that you cannot be accused of spam as all the contact details comes from the public domain i.e. Yellow Pages. I suggest that you get hold of the software, which comes with a trial period, and build it into your marketing campaign.

    Find a complimentary business and suggest a referral system.

    Realtors, roofers, kitchen remodelers? There must be a ton of businesses that have already gotten inside some homes, developed trust with the homeowners, and would like to have a solid company to send referrals to (and receive referrals from--you have to give back!).

    Go through this list and find complimentary business categories, then find specific firms in your area to approach.

    Hi, I'm just on here browsing for ideas myself. Here is something what a person in my area did in a similar service business. He would target a certain area, had fliers printed that said something like...Were going to be in your area the week of...if you need any repairs/service for (list your services) call us to schedule your appointment.

    I would take it a step further, either listing the price for each service (special only for that week) or flat rate one week only, offer a free gift (something of real value) might costs a little on the front end but will be well worth it, or even a newsletter related to your service (which I would give that as a gift after the job has been completed.

    You can target a different neighborhood each week.

    This has been covered in numerous other posts, so won't rehash a lot of the info, but highly suggest incorporating video both on and offsite as part of your lead gen strategy (Youtube and self hosted). May also want to consider angie's list and online classifieds (craigslist and others), directories, yelp listing, etc.

    Create a FB Fan page for the business. Set up a promotion to win a free mold test or even a basement waterproofing.

    In order to qualify to win they have to fill out a form "AFTER" liking the Fan page at which time the form and content rules are displayed.

    Set up a facebook ad and only target people in the geographical location the business serves your area.

    you build a list of leads instantly that you have permission to market to over and over.

      Haven't seen mention 'WHO" his clients are.

      Once you get that part of the equation nailed, it's much easier to reach them.

      Example: people moving into the area are many times more likely
      to be spending money on restoration work.

      You can get a list of new movers in your location
      from infofree.com.

      You can sort out the owners from the renters.

      6 x 11 inch colored postcards sent to that list repeatedly
      gets "ownership" of that group.

      postcardmania.com will show you the results from your industry,
      design what works, print and mail for you.

      If you can come up with common
      threads running through them, then there is a list
      of those same type of people to be found.

      It's always been the list of people you get your message in front of
      the biggest determiner of your marketing success.

    If doing any door-to-door marketing, make sure you're not wasting any time or money with homes that do not have a basement. Also, if there's any way to get a list of homes with basement only, I'd suggest implementing it with what you already know concerning the EDDM program. Granted, it's obvious to target basement-only homes, so I don't think blanketing each and every house with marketing material would be the best route. (unless your NJ neighborhoods have the vast majority of homes with basements).

    Craigslist ads in the Skilled trade and Small Business section. Have pictures of your completed jobs on your website and mention this in your ad and link it to your site.
