Rent a Site Model Pricing?

I've got a couple dentist sites that I would like to rent out and was wondering what sort of pricing I should be shooting for on a monthly basis? These sites are getting anywhere from 70-100 unique visitors a month. The population of the cities are 100K. So far they are ranking #1 for their main keywords (which is also an EMD) and secondary keywords are in the top 5 as well and climbing. The two sites are ranking above the GPlaces listings for their main keyword. The total combined exact search volume is 500-600 for the top 4 keywords when using Google Keyword Tool.

Can anyone give me some sort of idea of how to figure what sort of pricing to offer to potential dentists? I don't want to leave money on the table, but I don't want to price it too high that I don't get any takers. Anyone have rented a dentist site recently and can chime in on what sort of price range to be shooting for?

Any sort of method to figure out the monthly rate with either Adwords CPC data and search volume?

    Have you done any sort of testing for leads to see how many leads this site can pull? This will give you an indication of what you can charge depending on how many leads your site can pull per month.

    You can test it out for a week and then just multiply by 4 to come up with your projected leads. Once you have this information, based on what a lead is worth to a dentist you can come with a monthly amount.

    Is there a lead capture form of any sort on the site?
