Selling Top Banner Advertising To Local Businesses?

Hello,

My plan is to start a website highlighting local businesses, possibly bars, cafes, restaurants and have it as a website people will use when finding places to go within the local area.

I then want to sell the top banners and side banners to businesses in the area on a monthly basis.

Has anyone had experience with something like this? How much do you think is realistic to expect to sell these spots for?

Do they need proof of potential traffic too?

    Before you ask this question the first question you should ask yourself is
    Why would anyone give you money for a banner on your website.

    FYI Local businesses MIGHT pay anywhere from $10-$100+ mo to appear on your
    site IF it makes sense to them,ie traffic, perceived value and the such.
