Directory or Rent a Site model?

I have a website that's currently rank in the first 3 spots for a few local competitive broad keywords and having a unique traffic of around 500 per month

And I'm kinda doing a free directory listing with it.....
But..

It's just not selling for me... It sells for those in the directory, but not me...
Ok that sounds selfish...

And these clients in the directory are mostly only opting for the free listing option on my site..

So I'm kinda thinking, of renting the site out and focus only on 1 client.

How do I go around about this?
Remodel the site? and start approaching potential clients?

And how do I SELL, a rental site?
  • Approach with a complete looking website?
  • Don't remodel the site, but show the statistics of the site?
  • Or do I stay with the directory model?

    IF they are getting leads from the directory for free, then you need to go to a paid site. If they are seeing results then there is not reason that they should not want to continue to get more leads from the directory. Let them know that this will be the last month that their page will be free, starting next month you will have to start charging for hosting to be able to keep the site up.

    If the business owner doesn't want to pay, remove them and start calling around to get others added to it. Why should you have to pay out of pocket to keep leads coming into their business for free?
