Here's what's been working for me:

I just finished my associates degree in marketing so I have a student background and live in student housing. I realized one day that these apartment owners and property managers don't know how to use the internet. They never put pictures on their craigslist ads and some only have pictures on their websites.

So by creating video tours of their living spaces, creating youtube and social media accounts, and optimize their google places they can rent their spaces out quicker. Helps narrow the search down for possible renters.

We shoot with a 1080p Sony HD camera and charge $100 per unit so a triplex brings in $300.

We have landed a $900, $400, and $500 deal in a little under two weeks. We will be meeting with two more property managers in the next few weeks.

1 owns 21 rentals and the other over 100 so they are big meetings.

BUT

I realized the problems this put on me as the renter.


1. If their were video walkthroughs I would be able to narrow down my search faster. Not only saving myself time but also the person showing the apartments.

2. A lot of parents take a vested interests in their childs well being and want them to be living in a decent, safe, and well kept living space. A lot of the students are from towns 50+ miles away so it inconveniences the parents. Video can solve this problem

3. For people moving into the area they don't have to drive unless they are really interested saving them time.

4. By creating Youtube, Google +, and Vimeo accounts I optimize their google places by having video links and often time their SEO ranking. I had one client who has jumped from page 5 to 1. Not an uncommon occurrence but he is a client for life.

    Stick with that niche and you will probably soon find yourself the owner of a mid six figure biz in a couple years. Lots of competition in that market.

    Think big. You know all those printed apartment guides around town. You can make the first video based directory in town and clean up. Charge to do videos, monthly listings, etc
    Then guys who want more exposure can pay you to do other internet work.

    I like out of the box thinking... this is nice!. I interviewed a millionaire businessman last week and one of the things he reminded about having a successful business is that you need to "find what people need the most and you will never have a hard time selling."

    You figured out what these complexes and rental agencies need. I noticed the lack of marketing skills last year when I searched for a place to live, but I was still in my other business.

    I usually don't ask, but i'm sure curious minds would like to know how you approached them about your service?

    It's all done through cold calling, direct mailings, and word of mouth. It's $100 a unit and it's a one time fee. One of my issues is figuring a way to get re-occurring income.

    Now thanks to Eddie he has me thinking of creating a site....Which my town has a few of already but they are kind of okay....

    See the thing is Adam I know you are excited to be getting deals, who wouldnt, especially someone who just finished school. Its just that unless you find a way to make RECURRING INCOME you will always have to chase after more deals.

    Plus look at all the great marketing info and minds you have access to on WF, those other "sites" wont be jack ship compared to what you can do for these people.

    Here is something that I have seen very little of, normally when apartments are rented the ads tend to focus on amenities and such. If I were looking at a spot I would love to see videos and testimonials from people living there as I would want to get an idea of the kind of people I will be living around.

    Stuff that focuses on the social aspect of a complex rather than just the nuts and bolts.
