QR Codes - Real Estate

I was daydreaming this morning, lying in bed and thought "How amazing would this be for real estate!"... Open my iPad, quick search and I find some info on this!

No one is doing this locally as of now...and I think hey should! How easy would it be for them to track the "visits" to a listing via QR codes shown on an add or flyer or even people driving by the house!!

Here I go again... Wow...so many possibilities! Love it!

      For QR, as soon as I saw Quentin's solution a week or so ago I got it. Have only played with it briefly but really like it so far.

    I am a licensed real estate agent in Georgia, and the first thing that comes to my mind is that nearly all of the "visits" to a listing are handled by the lockbox company. We put a digital lockbox on the door, and if you want to get in to see the house you need an agent who can open the lockbox. When that happens there's all sorts of digital activity happens. Emails get sent, logs get recorded, etc.

    Now if you're talking for a drive-by or targeting the FSBO market, maybe have a better shot.

      Here is this area all the Bank owned properties I have been to did not have a digitial lockbox.Your area is different than other parts of the US and Canada.

        We certainly have our share of bank owned properties. But even those are marketed and sold using the services of a real estate agent typically.

          I should of made my statement clear. The Realtors in this area dont use digital lock boxes at this time. I have seen an increase of QR Codes this winter on signs in certain areas.

          I think the digital lock box & QR codes are a great idea, but have not seen any digitals yet and very few QR Codes, which means this is an open market.

      I don't think you are fully understanding the conceptual use of SMS/QR codes in regards to Real Estate.

      First, I will clarify I am formerly licensed for Real Estate Sales, Correspondent Mortgage Lender and Registered Appraiser in the State of Florida and a former Realtor...so I do understand your industry better than most.

      Lock Boxes only come into play when someone wants to tour the house.

      What about the people driving by that see your For Sale sign in the yard but know nothing about the property?

      A lot of agents print flyers with the property info on them and place them in a plastic box under the sign...when it rains they get soaked!

      Unless they call you ...you have NO idea how many there were or who they were.

      By utilizing SMS/QR codes you can actually capture the cellphone number of everyone who wanted info on that listing.

      Now you can call that prospect, and if that house isnt right for them...you might have another that is.

      How many more houses could you sell per month? 1? 2? 3? How much extra money would that put in your pocket?

      Flyers? You dont need them anymore...

    I think Remax and others use QR but not for each listing on their signs because I think you have to realize they put up a sign they used before from another house they sold.So 1 sign may be used several times a year and so they are not personalized to each house for sale.Also alot of companies have a sign guy/girl who's job is to truck around the city putting up and taking down signs.With a QR Code they would have to make sure all signs with QR codes are for listing or goes to their site with all their listings would be best idea.

        QR codes are already starting to pop up in our local glossy "Homes For Sale" magazines, although so far not very many (I'm in the Tampa/Gulf Coast Florida market area). So some realtors do "get it".

        My question is, how much would one charge a realtor to have QR code signs made up for all of their listings (either vinyl sticker or a free standing QR sign on wire legs they can easily stick in the front yard); plus charges for adding future listing QR signs? Some realtors locally (the big guns) already have their sites mobile-friendly, but some of the smaller ones do not, so I could obviously charge them for/sell them a mobile website in addition to the signs.

        Any pricing ideas/suggestions?

      I actually ran into this yesterday.

      There's a house around the corner from me that's going to auction. Went to look at the sign and it had a QR code on it. The auction guy was there and said they use the QR to go to their main website, instead of an individual listing (person that's interested has to do that on their own.

      Used the same reason about not be able to change the code, so mentioned to him the potential of tracking with something like Quentin and Jay have (same script I think) and how they could not only track, but when the listing sells, you just change the tracking URL and the same sign is ready for the next listing.

      Means you have to keep track of sign etc., but would work well.

      Am thinking of pitching this to their company.

    We have developed a system that works like QR, but it's based on email. Basically you combine something similar to an email address to a property and who send it by email receives back in few seconds automatically all the attached information (text, pictures, pdf...).

    Some advantage:
    - Customers don't need to download software;
    - Everyone knows how to send an email and almost every mobile phone can send them;
    - You collect email addresses;
    - People remember your brand

      Thanks for the input, Widdy! That's a great angle, and it would be so simple to implement. Anywhere I can go to get some more information on that, pricing etc? Feel free to PM me if you would like.

      Also if you don't mind, do you sell this offline to local realtors? If so, what is your approach?

      Sorry for so many questions; I was all excited to get going on mobile websites locally, but I've read so many disheartening posts (it's such a hard sell because we're 'ahead of the curve' and only early-adopters are buying) that I'm looking for other successful business models I could implement very quickly locally.

    In West LA, the rental company that basically has a monopoly on the market started putting QR codes on their signs about 3 months ago... they're kind of backwards in the way they're marketing (I've actually spoken with them, and am trying to figure out how to help them) and it's pretty cool the way they've done it actually...

    The QR code goes to a free listing on their premium site, and if you're interested in MORE information, you can either call in, or have more info sent directly to your mobile device...BUT... none of their site is truly mobile optimized, so that's one of the rubs. Still though, brilliant concept, and it's done good things for them.

      This is great that more marketers are catching on to this. The more people that know about it the easier it will be to sell to realtors. My company has offered a package deal for a while now.

      The deal includes:
      - Each property is assigned it's own unique keyword. For example, if the listing is 36 Apollo Dr. potential home buyer would text 36APOLLO to 12345 to receive instant information about that home.

      - Each keyword will go to its own landing page that will be branded with the agent's picture and contact information as well as up to 20 pictures of the property, a thorough description, an embedded video tour, a link to map the property and an integrated click-to-call feature.

      - Each property keyword includes unlimited incoming texts. We also provide unlimited QR codes.

      - They also have access to all of the leads' phone numbers.

      - Each property includes it's own QR code. So if the potential buyer don't want to text they just scan the code.

      - The agent would also receive a QR code and text that goes to a main agent information page. On that page there are links and a search for all of their listings. This solves the problem brought up earlier with having a single "master" code/text.

      - Also a potential buyer has the ability to request a showing for one or more of the agents listings and their notified immediately by email.

      - Each site is also branded for them. Their logo, brokers logo, or company (Remax, Keller Williams, Sotheby's) logo.

      - We also offer custom sign riders. Again they have the option for a "master" that they can put up at all the homes or we can do a sign rider that goes to a specific mobile listing.

      Our upsell is a custom video that is basically just put through Animoto. Get the reseller account. They love those. It is crazy easy and we charge $50 extra.

      I will tell you though, even though it looks like a no-brainer for us, real estate agents are the absolute hardest people to sell to. I think the key is to set up a demo at one of their monthly meetings.

      For the (ex)agents here... How would a marketing tool like this catch your attention? I have tried cold calling. Never been hung-up on or cussed out so much before. Flyers? A booth at real estate events? Meetings?
