Website pricing - base price + upgrades or increase price

I have built a few websites for clients of mine (mainly local store owners). Basically the price structure goes something like this:

$599 - 3 page website

$399 - mobile website

$350 - professional pics & picture slideshow embedded into site (we also own a photography company so will be using high end cameras/video cameras). Pictures will be on exterior & interior of store and staff interacting with customers. Pictures will also be incorporated into website where applicable. Up to 1 hour of on location shooting time.

$500 for 4 keywords & on-page optimization.

My question is it more attractive to price a website with prices broken down or price it all included. Right now I use the mobile website as a negotiating tool, I will throw it in for free at times.

I can see the benefits either way but wanted different opinions. I worry all the pricing option will overwhelm some people and to just offer a higher price point for everything included will scare people away.

I am really focusing on local companies and creating website that showcases their store/facility.

    Package deals are good - especially if you offer them at a discount. It's also good to break services apart to give clients more options and to offer more affordable price points.

    As far as which is better...I don't know. I think having both would be advantageous. The thought process for each client may be different. However, it's always good to have choices.
