Leave Old Site Alone And Build New For Potential Client?

I met with a potential client last night and I really like the guy. Very honest, hardworking and profitable landscaping company. The lines of communication are open and I was thinking about a few things...

This guy has a huge website. It's not very well optimized at all and he's not ranking for anything that I can see. He has a girl that works inhouse that does his site and it's a good looking site and I told him that. He also just signed a contract with a guy doing PPC and I told him that I'm not going to push him... that I respect him and like him too much for that but I think he is interested.

Anyhow... here are my thoughts... push him just a little bit and ask him if I can earn his business by creating a second site and get that ranked.

Honestly, this last google update is scaring the pi$$ out of me. I mean, I can do SEO but stuff is just so random these days. Sure, it's a good example why even small businesses need someone to do their SEO but I worry about screwing up this guy's site... a second site that he isn't attached to would take that risk away.

Any thoughts would be appreciated...

    Use his old site and just create optimized content using his location in the url for each page of content you create. It will rank over time.

    I think that you should work with the old site and optimize it. Do what you can to make it better. That will get ranked and at least you wont have to be competing with his old site.

    old site would probably rank better for age unless you can get a new one that's keyword rich. if that's the case then rank new one first and rent it to him then rank old one also. nothing wrong with having all of page one monopolized.... just make sure if you do that they are paying you real big!!!
