IDEA : Flipping Local Real Estate Using SEO?

OK, my friend just brought up this idea in conversation and we brainstormed it for a while and it sounded pretty cool. Obviously we have no idea about the legalities involved, or who to even market the idea to, but just wanted to share it here anyway.

What if you built websites for specific pieces of real estate? Then SEO optimized the site for the suburb the property is in? I mean, an entire domain dedicated to selling one property ie www.210mainstreethollywood.com

or something like that.

You could SEO the site to the top of the SERPs for terms like 'house in hollywood' and include special extras like live video walk throughs, detailed descriptions, image gallery, google maps location etc.

You could sell a package such as 'Real Estate Special', includes :

- 5 page display portfolio site for the property
- Photo and video creation

And market the package to real estate agents, or directly to the seller?

Again, I have no experience or knowledge in real estate so if anyone can see any glaring problems with this, please point them out!

An issue I already had come up :

- No way to search for specific traits of the property through Google (ie you can't optimize for a specific price point or bedroom size, people just wouldn't search it using Google, but you COULD optimize for suburb)

But yeah, thoughts guys?

If you are optimizing for a specific suburb, why only market one property. Spend the time and effort on the SEO so you could have multiple properties listed. In fact, you would then have Multiple Listing Service, sorry, I couldn't resist. Not a bad idea though.

Well, you could I guess, but most listings sell in 3 months or so. Just seems like a lot of work when most people use the mls.

    Hello,

Maybe you can have a nationwide/ state website and then add a new page for new properties. Atleast would cut down the cost of buying thousands of websites.

    Thanks!

Agreed... What do you do when they sell the home?
Now, you have lost all of your rankings.

I have been doing something similar. Except, propertyaddress.info
    Like, 123MainStreet.info
The .info is cheaper, and the listing won't last long anyways.
The single page website has a video walkthrough on the top, followed by a gallery.
And a description of the home. With contact info for the agent on the top and bottom of the site.

It is a great selling point for realtors, with home owners. They then, put a qr code, or sms number on the marketing materials... With those linking to the site.
I don't get more than $25 per site... Usually around $10 to compete with the big boys, then upsell classified posting... (Which is just a screenshot of the site )

    Hello,

As a former RE agent I can tell you that there are sites out there who do this already. They have single property websites, one system is called Property Buzzer by retechulous.com. This is a great idea, one agent I know does this and puts a QR code on the sign out front so people can check out the property on their phone, and it allows him to capture their information.

If you go forward with this, you'll want to not only do single home websites, but specific sub division websites. Make it custom to the neighborhood, this is proven to be most effective than a city or zip code. For example, here in Irvine, CA there are many planned communities, one being called Woodbridge. So you would make a site for woodbridge homes for sale. Another agent I know used Google Places for this and optimizes it, so it not only shows up on organic listings, but comes up on google maps as well. Go check out retechulous.com(this not a affiliate link, nor am I a affiliate of theirs) to get some ideas and offer a package for the realtor. There are many ways to get a property advertised for free on the internet, but many agents have a hard time when it comes to the internet, so offer your tech skills for a fee. Just make sure the realtor doesn't have to do anything, because most of them don't know how and don't have the time.

Good luck, and let me know what happens.
