Real Estate Help! In Short Sales

Hello can someone help please? I'm working with a local short sale agent. He doesn't sell the homes he just helps people with the process of a short sale.. but, the agent needs leads I have been doing keyword research for days trying to find the best keywords local here for people looking to do short sales. But, I'm looking for people looking to do a short sale not sell a house or nothing like that.. I've used insights, google kw tool, other stuff that I've bought from here. I can't find nothing in short sale for people looking to do them..

Most of the leads he gets are from real estate agents, and referrals from friends. So i told him that i would help him..I'm regretting it now lol..

so if someone in real estate can help me it would be great Thanks..

    Probably, your target leads are searching for foreclosures, not short sales.

      Go to Zillow find homes in the area that are for sale that are higher than the Market Value. Find the listing agent for the home. Give the listing agent a call and ask if the home is a Short Sale. If they say no, than ask the Realtor if they have any Short Sales. If not ask who in the office has one. It may take 20-30 calls but one will be a short sale or point you in the right direction.

      If that does not work look on Craigs List or forsalebyowner.com and call and ask the owner if the property is a Short Sale or have they ever considered a Short Sale you will get an answer. Home owners underwater will try and sell the homes higher then they are currently worth. They are looking to for away out of the mortgage due. Good luck !

    My suggestion would be to do direct mail. Your agent can get a list of forclosures free from the title company.

    Do post cards offering a free report. You will find this cheaper and less frustrating then doing PPC or SEO for those terms whether it is foreclosures or short sales.

    I think you are targeting the wrong keywords. If that is the case, maybe you should seek some keywords from the short sale agent himself. At times the professionals know exact keywords to target.

      Why not market to the Real Estate agents? Maybe title companies and mortgage companies.

      Depending on what he makes per short sale he can offer some commission to them.

    the person i work with does direct mail.. But the short sale agent (only does short sale) he does not have a website so I'm hooking him up i think lol. just trying to pick the right keywords here.... He does not sell homes or nothing like that.. he only works with people that are wanting to do a short sale only. So the only way he advertises is direct mail, and he gets clients from real estate agents that he knows and plus referrals from friends that know him...

    So I'm trying to locate the appropriate keywords for him. since I'm here in Nashville Tn typing in short sale nashville, gives results for people selling short sale homes which i don't want that.. I'm only interested in the people looking to do short sales.

        Hey John,

        Go to retechulous.com (this is not an affiliate link nor am I an affiliate of theirs). All they do is real estate lead generation. I'm a former agent and investor and I have gotten great results from their training programs. I currently do lead generation for a couple agents I know, and use only the stuff I learned from these guys.
